As an Operating Engineer - Maintenance at JLL, you'll be responsible for ensuring the seamless operation of critical building systems that support our clients' daily operations and safety requirements. This hands-on technical role involves maintaining, monitoring, and repairing mechanical, plumbing, structural, fire safety, and control systems to keep facilities operating at optimal performance levels.   • Perform maintenance, monitoring, and repairs to mechanical, plumbing, structural, furniture, fire, life safety, and control systems to maintain facility standards
  • Execute preventative maintenance programs including cleaning, inspecting, calibrating, and replacing parts to optimize HVAC systems and associated equipment performance
  • Maintain responsibility for facility services, purchasing and inventory control, contracted maintenance coordination, and technical proficiency standards
  • Review monthly client service request summaries to identify and correct recurring operational problems through quality control analysis
  • Record equipment readings and make necessary adjustments to ensure proper system operation while maintaining accurate maintenance documentation
  • Evaluate vendors and suppliers regularly regarding quality and competitive pricing while verifying delivery accuracy for count, pricing, and descriptions
  • Monitor quality and pricing of maintenance work performed by outside contractors while ensuring compliance with safety and operational standards
  • High School diploma or GED equivalent with two years of trades schooling in electrical system design, refrigeration, and HVAC
  • Universal Technician certification for CFCs (or ability to obtain within 90 days of employment)
  • Working knowledge of computer applications including Microsoft Word and Excel
  • Ability to analyze various system operations, determine causes of problems/malfunctions, and implement corrective actions
  • Valid driver's license and reliable transportation for facility assignments
  • Availability for call-in work and flexibility to perform additional duties as required
  • Additional certifications in HVAC, electrical, plumbing, or related building systems
  • Experience with computerized maintenance management systems (CMMS) and building automation systems
  • Background in preventative maintenance program development and implementation
  • Knowledge of hazardous materials storage, usage, and disposal regulations
  • Experience working in healthcare, commercial, or institutional facility environments
