Responsible to ensure the efficient operation and maintenance of mechanical, electrical and plumbing equipment and systems for the assigned property(s). Responsibilities include (but are not limited to) maintaining a clean and safe working environment, performing rounds, conducting routine assessments, performance of day-to-day preventive and corrective maintenance, painting, and housekeeping for assigned properties. This role involves performing all plumbing, electrical, or HVAC requirements of the building(s), maintaining various heating and cooling equipment, and monitoring and adjusting mechanical/pneumatic systems to provide a comfortable environment. The Operating Engineer will also verify field conditions, perform necessary repairs, monitor energy management, and conduct general property repairs. Preventive maintenance duties are to be performed in accordance with C&W standards, building protocol, manufacturer recommendations, and industry best practices, including inspections, cleaning, and lubrication of various components. The position requires inspecting engine room and fan room equipment, cooling towers, motors, pumps, and electrical systems, as well as performing fire and life safety inspections. Documentation, reporting to a supervisor, and responding to emergency situations and customer concerns are also key aspects of the role. Compliance with all applicable codes, regulations, governmental agency, and company directives, along with completing required safety training and adhering to the company's uniform dress code, are mandatory.
