The Operating Engineer is responsible for ensuring the efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems across assigned properties. This includes maintaining a clean and safe working environment, performing routine assessments and rounds, and executing day-to-day preventive and corrective maintenance tasks such as painting and general housekeeping. Key duties involve handling all plumbing, electrical, and HVAC requirements, maintaining various heating and cooling equipment like chillers, pumps, and air distribution systems, and monitoring/adjusting mechanical/pneumatic equipment to ensure a comfortable building environment. The role also encompasses verifying field conditions, performing necessary repairs, monitoring energy management, and conducting general property repairs to elements like doors, ceilings, and floors. Preventive maintenance is a significant part of the role, adhering to C&W standards, manufacturer recommendations, and industry best practices, including tasks like changing filters, cleaning coils, and inspecting/adjusting belts. The engineer will also inspect various engine room and building equipment, replace lighting, ensure rooms are clear of obstructions, and perform fire and life safety inspections. Documentation of activities, immediate response to emergencies and customer concerns, compliance with codes and company directives, completion of safety training, and adherence to a uniform dress code are also essential aspects of the position.
