As an Operating Engineer at JLL, you'll be the technical backbone of our facility operations, ensuring all building systems operate at peak performance through hands-on maintenance, troubleshooting, and repair work. This role requires you to demonstrate technical expertise in one specialized craft area (Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations) while maintaining multi-skilled competency across all building systems to successfully complete daily and weekly work assignments. You'll play a critical role in maintaining facility standards, ensuring occupant comfort and safety, and contributing to JLL's reputation for operational excellence. This position offers the opportunity to work with cutting-edge building systems while developing your technical skills in a dynamic, hands-on environment where your expertise directly impacts facility performance and client satisfaction. This position operates under the International Union Of Operating Engineers Local 399.

  • Perform maintenance, monitoring, and repairs on Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems to maintain facility standards
  • Conduct preventative maintenance activities including cleaning, inspecting, calibrating, and replacing parts to maintain HVAC systems and associated equipment at optimum performance levels
  • Review monthly client service request summaries to identify and correct recurrent operational problems while evaluating vendor performance
  • Record equipment readings and make necessary adjustments to ensure proper system operation while maintaining compliance with safety protocols
  • Verify accuracy of deliveries for count, pricing, and description while managing inventory control and purchasing responsibilities
  • Monitor quality and pricing of maintenance work performed by outside contractors to ensure standards are met
  • Maintain clean and safe workplace conditions while performing periodic checks of tool and instrument inventory
  • High School diploma or GED equivalent with two years of trades schooling in electrical system design, refrigeration, and HVAC.
  • Certification as a Universal Technician for CFCs (or ability to obtain within 90 days of employment)
  • Working knowledge of computer applications including Microsoft Word and Excel
  • Ability to analyze operation of various building systems, determine cause of problems/malfunctions, and take corrective action
  • Ability to lift 50 pounds and work in various physical positions for extended periods
  • Ability to work in all weather conditions during both daytime and nighttime hours as required
  • To be considered for this position, candidates must be current members of the International Union Of Operating Engineers Local 399 or willing to become members within 30 to 90 days of hire.
  • Additional certifications in specialized building systems or equipment
  • Experience with computerized maintenance management systems (CMMS)
  • Knowledge of building automation systems and controls
  • Previous experience in commercial facility maintenance or similar environment
