What this job involves: This position is responsible for safely operating and maintaining commercial building systems while ensuring compliance with all regulatory requirements. The role combines technical expertise in HVAC, electrical, and mechanical systems with safety leadership, requiring hands-on maintenance work alongside customer service and emergency response capabilities. The technician will work independently and as part of a facility management team to maintain optimal building operations and address tenant needs.

Requirements

  • High school diploma or state equivalent
  • Minimum of two years of college or related trade schooling
  • Minimum of four years' experience in electrician trade or related field OR minimum of four years' experience in HVAC/refrigeration trade or related field
  • Valid U.S. driver's license with a clean driving record
  • Thorough knowledge of building systems to achieve operating costs and satisfy customer requirements
  • Demonstrated aptitude for and/or practical experience with thermodynamic, electrical, and/or mechanical systems, as well as computer controlled equipment
  • Working knowledge of computer applications, including Word and Excel
  • Physical ability to lift minimum of 80 lbs, climb stairs and navigate rooftops, use ladders up to 30 ft, and work from heights
  • Ability to perform frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead in large campus-like settings

Nice To Haves

  • Additional trade certifications or specialized training in building systems
  • Experience with computerized maintenance management systems (CMMS)
  • Previous facility management or commercial building experience

Responsibilities

  • Safely operate the facility in accordance with all applicable government and regulatory requirements while demonstrating and enforcing safety rules and behaviors
  • Perform maintenance and monitoring repairs to mechanical, plumbing, structural, furniture, control, and fire life safety systems to keep building systems up to applicable standards
  • Maintain HVAC systems and equipment at optimum levels through cleaning, inspecting, and changing parts as needed
  • Record readings and make adjustments to ensure proper operation of equipment and building systems
  • Maintain a clean and safe workplace while complying with departmental policies for safe storage, usage, and disposal of hazardous materials
  • Monitor pricing and work quality of outside contractors to ensure cost-effective facility operations
  • Review monthly Client Service Request summaries to pinpoint and correct recurrent operational problems
  • Respond to customer inquiries in a timely and professional manner while providing excellent service
  • Assist site Facility Management team with emergency situations including fire alarms, chemical spills, and hazardous conditions
