What this job involves This position has a high percentage of wrench time and focuses on general maintenance, repair and inspections of equipment associated with the facility. and to perform other duties as required. The individual in this role must be available for call-in work and to perform other duties as required. The candidate must possess the ability to diagnose and repair equipment with minimal use of third-party vendors. What your day-to-day will look like Assist in the maintenance and continuous operation for a critical distribution building and systems. All mechanical systems to include but not limited to, dock doors & related equipment, plumbing, electrical, lighting, fire/life safety. Additional duties include “general” repairs, minor cosmetic repairs, painting, door hardware. Coordinate with outside vendors as necessary Review and analyze system data (reliability, calls, etc.) and develop initial recommendations with Chief Engineer on any maintenance changes, upgrades, replacements, etc. Provide professional feedback to update preventative maintenance procedures Maintain up to date & complete system documentation in a central resource location, for all repairs or changes to the system Monitor the operation and make adjustments on chiller, refrigeration, heat exchangers, HVAC, and hot water systems; monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to assure proper operation of equipment. Requires the ability to analyze the operation of various systems and troubleshoot any problems/malfunctions and perform corrective action as required Maintain tools and orders supplies as required for installation and repairs Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building’s staff and occupants work in a safe environment. Implement, administer, and manage safety training programs Comply with departmental policy for the safe storage, usage and disposal of hazardous materials and refrigerants Maintain a clean and safe workspace Knowledge of all building systems and how they function Knowledge of maintenance processes Performs additional job duties as requested Providing customer interface and support
