What this job involves: The IFM Operating Engineer is a technical specialist responsible for operating, maintaining, troubleshooting, and repairing complex facility equipment across all building systems. This role requires demonstrated expertise in one specialized craft area (Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations) while maintaining multi-skilled capabilities across other disciplines. You'll ensure optimal facility performance through preventative maintenance, quality control, and safety compliance while delivering premier hospitality experiences to all stakeholders. This position is critical to JLL's facility management excellence, directly supporting our commitment to maintaining world-class building operations that exceed client expectations and regulatory standards.

Requirements

  • High school diploma or GED equivalent with additional technical training in electrical systems, refrigeration, and HVAC
  • Universal Technician certification for CFCs (or ability to obtain within 90 days of employment)
  • Demonstrated ability to analyze system operations, diagnose problems, and implement corrective actions
  • Strong hospitality and guest service skills for stakeholder interactions
  • Physical capability to perform maintenance tasks including climbing, lifting, and working in mechanical spaces
  • Compliance knowledge for safe storage, usage, and disposal of hazardous materials
  • Ability to maintain accurate inventory records and perform quality control assessments

Nice To Haves

  • Working knowledge of computer applications including Microsoft Word and Excel
  • Previous experience in commercial facility management or building operations
  • Multi-craft capabilities across electrical, HVAC, plumbing, and mechanical systems
  • Experience with preventative maintenance programs and work order management systems
  • Knowledge of building automation systems and control technologies
  • Familiarity with vendor management and procurement processes

Responsibilities

  • Perform maintenance monitoring and repairs on Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems
  • Execute facility services including preventative maintenance, purchasing, inventory control, and contracted maintenance oversight
  • Clean, inspect, calibrate, and replace parts to maintain HVAC systems and associated equipment at optimum performance levels
  • Review monthly client service request summaries to identify and correct recurrent operational problems
  • Record readings and adjust equipment settings to ensure proper system operation and performance
  • Monitor quality and pricing of maintenance work performed by outside contractors
  • Evaluate vendors and suppliers regularly for quality standards and competitive pricing
