Operating Engineer – Union - JLL What this job involves: This position provides essential support in the day-to-day operation of all building systems and equipment within JLL's commercial facilities. The Operating Engineer coordinates and completes work requests, assigns priorities, delegates to contractors when required, and ensures follow-up on completion. This role focuses on routine maintenance and repairs of HVAC, boiler, heating, refrigeration, water, and energy systems to ensure effective facility operation. This non-supervisory position is critical to maintaining JLL's high standards of building performance and tenant satisfaction. This position operates under the Operating Engineers Local 385 collective bargaining agreement.

Requirements

  • Minimum 2-4 years of experience in commercial building operations and maintenance
  • Proven experience in operation and maintenance of HVAC, boilers, heaters, pumps, refrigerant systems, and water systems
  • Class A Building Operating Permit required
  • Excellent interpersonal skills for interaction with tenants, clients, and vendors
  • Proficiency with hand tools and building maintenance equipment

Nice To Haves

  • Plumbing experience and additional trade certifications
  • Experience with building automation systems and energy management
  • Knowledge of fire safety systems and emergency procedures
  • Basic electrical maintenance skills
  • Familiarity with preventive maintenance scheduling systems
  • Experience working in Class A commercial office buildings

Responsibilities

  • Operate and perform limited maintenance on HVAC systems including chiller plants, boilers, heaters, pumps, and valves
  • Monitor and operate building automation systems to optimize facility performance
  • Execute emergency response procedures on building mechanical plant systems as required
  • Maintain and operate pumps handling water and secondary refrigerating liquids with associated valves and distribution systems
  • Perform general maintenance tasks including lighting repairs, door hardware maintenance, minor furniture and floor repairs, and equipment room cleaning
  • Conduct routine inspections and maintenance of elevators, air compressors, electrical motors, and sanitary sewer systems
  • Coordinate with specialized contractors and vendors to ensure timely completion of maintenance tasks
