About The Position

Leader Dogs for the Blind, an international organization based in Rochester Hills, Michigan, has been empowering individuals who are blind or low vision for over 85 years. We provide comprehensive guide dog services and orientation and mobility training, equipping individuals with lifelong skills for safe and independent daily travel. Our life-changing work is provided free of charge, and we are 100% philanthropically funded. Our mission is driven by 191 dedicated team members and more than 1,000 volunteers who advocate alongside our clients to create a more equitable world. The HVAC Operating Engineer is responsible for routine repairs and preventative maintenance on all facilities on the campus, including plumbing, electrical, heating and HVAC systems. This position is also responsible for appropriate course of action for electrical and mechanical repairs.

Requirements

  • Michigan HVAC Technician license E and F required.
  • A minimum of five (5) years of experience in maintenance and repairs or related field required.
  • A minimum of three (3) years of experience in HVAC, plumbing and electrical system repairs required.
  • Possess knowledge of and skill in various trade fundamentals, sufficient to perform repairs to HVAC, heating, electrical and plumbing systems.
  • Ability to solve problems, diagnose issues and execute appropriate repairs.
  • Knowledge of and experience with use of standard materials, safe work practices, tools and equipment used in maintenance.
  • Basic computer and record keeping skills, basic math skills and be able to maintain accurate repair and maintenance logs.
  • Proficient in latest version of Microsoft Office products.
  • Possess strong oral and written communication skills as well as strong organizational skills with an acuity for detail.
  • Ability to work well under pressure, handle multiple priorities and meet deadlines; must have the ability to work independently with minimal supervision.
  • Ability to effectively use a variety of hand and power tools, operate a fork life, man lift and motorized pallet jack in a safe manner.
  • Ability to work various shifts as assigned and participate with on-call duties.
  • Possess a valid driver’s license with no restrictions and be eligible for a chauffer’s license
  • Comfortable with and willing to work around large dogs.
  • Possess sound business judgment, exercise professional conduct, understand and follow business ethics and standards, and maintain a high level of confidentiality in all duties.
  • Willing to perform general public relations duties on behalf of Leader Dog (perform tours, answer general questions, be a professional and courteous representative of Leader Dog, etc.).
  • Ability to establish and maintain professional, productive and courteous interactions with employees that promote positive teamwork, as well as with volunteers, donors, clients and all constituents of Leader Dog. This encompasses going beyond giving and receiving instructions and includes but is not limited to (a) performing work activities requiring interacting or speaking with others; and (b) responding appropriately to constructive feedback or suggestions for improvement from a supervisor.

Nice To Haves

  • Experience working with boilers and central heating loops preferred.
  • Experience working with CMMS and basic automation software helpful, strong plumbing skills preferred.

Responsibilities

  • Maintains all Leader Dog facilities and equipment in safe and operable working condition.
  • Diagnoses and repairs building and equipment related problems; coordinates outside contractors and assists in resolution of problems.
  • Diagnoses mechanical, electrical, plumbing, HVAC and other repair issues, provides necessary major repairs and resolutions.
  • Research, proposes solutions, and implements resolution for equipment and building related issues.
  • Maintains routine and preventative maintenance schedule of all facility equipment, building, HVAC, heating, plumbing and minor electrical systems.
  • Utilizes card access and security software in support of facility operations.
  • Assists with light carpentry, repairs and construction.
  • Responds to repair issues related to office and other equipment.
  • Identifies and performs basic repairs of plumbing leaks or breaks, opens clogged lines and drains.
  • Assists as a technical resource for other maintenance team members.
  • Moves furniture and cabinets, receives fright deliveries as needed.
  • Assists with ensuring facilities and equipment are kept up to code for inspections and permits.
  • Completes and maintains applicable repair and preventative logs for facilities and related equipment.
  • Maintains grounds, sprinkler maintenance, and performs general maintenance work to support the facilities department.
  • Orders stock parts and other parts for facility or equipment maintenance.
  • Performs other duties as assigned.
