Operating Building Engineer- JLL What this job involves: As an Operating Building Engineer at JLL, you'll be the technical backbone ensuring seamless operation of complex building systems in a critical facility environment. Working under the direction of your supervisor, you'll maintain, monitor, and perform preventive maintenance on all building systems including fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, UPS, PDU, generators, primary switchgear, battery systems), emergency backup systems, and hot water systems. This role requires you to analyze system operations, determine the root cause of problems or malfunctions, and take immediate corrective action to ensure uninterrupted facility performance. You'll be responsible for everything from installing and repairing plumbing and electrical controls to operating critical equipment like UPS systems, generators, and chillers.

Requirements

  • High school diploma, state equivalent, or GED equivalent
  • Minimum 2+ years of hands-on experience in building operations and maintenance with strong HVAC knowledge
  • Demonstrated ability to analyze system operations, troubleshoot problems, and determine corrective actions independently
  • Knowledge of OSHA standards, local building codes, and safe storage, usage, and disposal of hazardous materials
  • Physical ability to lift up to 50 lbs and work in confined spaces such as closets, crawl spaces, attics, and vaults
  • Familiarity with computer equipment and programs for documentation and system monitoring
  • Experience with computerized maintenance management systems (CMMS) and building automation systems (BAS)

Nice To Haves

  • 2+ years of related trade school training or equivalent technical education
  • Boiler License or EPA Universal Refrigerant Certification
  • Experience operating and maintaining critical equipment including UPS systems, generators, chillers, and critical air conditioning units
  • Previous experience in mission-critical facilities, data centers, healthcare facilities, or high-rise commercial buildings

Responsibilities

  • Monitor, operate, and maintain refrigeration, chilled water, air conditioning equipment, boilers, ventilating systems, and hot water heaters, recording readings and making adjustments to ensure proper operation
  • Perform preventive maintenance and repairs on HVAC systems including air handling units, exhaust fans, fume hoods, fan coil units, reheat coils, and associated mechanical equipment
  • Install and repair plumbing, piping, tubing, valves, and filters; rebuild pumps, motors, and air compressors; replace bearings, seals, and heat exchangers as needed
  • Wire single and three-phase motors, run conduit, pull wiring to machinery and operating parts, and install, repair, and maintain electrical controls and motor switching systems
  • Oversee contractor activities within the building, providing advance training and notification regarding critical building functions, work requirements, and incident contact response procedures
  • Maintain detailed records of building rounds, readings, engineering logs, and data sheets while ensuring compliance with emergency escalation procedures
  • Conduct immediate cleanup of work areas, return tools to workshop, report equipment problems and supply shortages to management, and maintain a clean and safe workplace in compliance with hazardous materials policies
