These community associations are of all sizes, from small communities to large, master-planned communities. Property Summary: American Towers is a vintage high-rise community in the heart of downtown Salt Lake City. The property has 357 units in two towers that share their parking structure with a commercial entity in the same block. The community has several desirable amenities, including a recently renovated indoor pool and spa, indoor racquetball court, billards room, library, two rooftop decks with hot tubs and a vibrant community of residents who love the building and high rise living.

Requirements

  • 2+ years of maintenance experience preferred.
  • Experience with Carpentry, Concrete, Doors, Drywall, Fencing, Plumbing and Painting required.
  • Must be able to speak, read and write English.
  • Must be a proficient problem-solver.
  • Must know how to use tools, supplies, materials, chemicals in a manner that does not endanger self, other employees, residents, the environment or the public in general.
  • Ability to stand and walk for extended periods throughout the workday.
  • Ability to climb stairs, ladders, bend, stoop, kneel, crouch, or reach frequently.
  • Ability to lift, carry, push, or pull objects up to 50 pounds regularly and occasionally heavier with assistance.
  • Manual dexterity to operate tools, equipment, and machinery safely.
  • Visual acuity to inspect equipment, read gauges, and perform detailed tasks.
  • Hearing ability to detect alarms, equipment sounds, and verbal instructions in noisy environments.
  • Ability to work in varying environmental conditions (heat, cold, dust, noise, outdoors).
  • Ability to wear and use appropriate personal protective equipment (PPE).
  • Ability to work varying schedules, including evenings, weekends, on-call, and overtime as required.

Nice To Haves

  • Experience with Cleaning, Locks and Gutters highly desired.
  • Bilingual a plus.
  • Experience and skills with simple electric maintenance is a plus, but not necessary.
  • Pool maintenance experience is a plus, but not necessary.

Responsibilities

  • Responsible for performing general maintenance of buildings and grounds at HOA residential communities, under direction of the Maintenance Supervisor.
  • Perform preventative maintenance and routine maintenance.
  • Process incoming requests in the system and follow up as needed
  • Ensure completion of work orders using work order system.
  • General maintenance, janitorial and grounds work throughout the Community Associations.
  • Periodic inspections of grounds, common area buildings and structures.
  • Advising supervisor of needed repairs, improvements and safety issues.
  • Understanding of Carpentry, Concrete, Doors, Drywall, Fencing, Cleaning, Gutters, Locks, Plumbing and Painting
