Maintenance Porter is responsible for the visual presentation and cleanliness of the association under the direction of their immediate supervisor. This includes, but is not limited to, groundskeeping and janitorial.

Requirements

  • High school degree or GED required
  • Must be able to speak, read, and write English; bilingual is a plus.
  • Must be a proficient problem-solver.
  • Must know how to use tools, supplies, materials, and chemicals in a manner that does not endanger self, other employees, residents, the environment, or the public in general.
  • Must have general "handyman" tools and skills to repair needed items.
  • Must be able to remain in a stationary position 50% of the time.
  • Must be able to occasionally move about inside the office to access file cabinets, office machinery, etc.
  • Must be able to operate a computer and other office productivity machinery, such as a calculator, copy machine, computer, and printer.
  • Must be able to position oneself to maintain files in file cabinets
  • Must be able to communicate information and ideas so that others will understand. Must be able to exchange accurate information in these situations.
  • Must be able to observe details at close range (within a few feet of the observer).
  • Frequently moves boxes weighing up to 20lbs across the office for various needs
  • Must be able to work in outdoor weather conditions while on-site at various communities.
  • Occasionally ascends/descends a ladder or stairs.

Responsibilities

  • General outdoor cleaning of the common area
  • Light check and bulb change
  • Power washing
  • Pick up trash from lawns and common areas
  • Blow leaves away from common areas
  • Check the pool area for trash and contaminants
  • Empty trash bags in common areas
  • Clean dumpster areas
  • Check doggie station baskets
  • Keep drainage areas clear
  • Minor maintenance issues as needed
  • Plus other work-related tasks as needed
