About The Position

GSF Properties Inc. is seeking a dedicated and professional On-Site Resident Manager to join our team at a 72-unit conventional multifamily community in Bakersfield, CA. This role is essential to ensuring high-quality operations, exceptional resident satisfaction, and full compliance with regulatory and company standards. In this position, you will oversee the effective management, marketing, and maintenance of the community, support financial objectives, and ensure all operational processes align with company policies and operational expectations. Compensation for this position is $20.00 per hour and includes an on-site unit. The regular schedule is Monday, Tuesday, Thursday, and Friday from 9:00 AM to 6:00 PM during summer hours and 8:00 AM to 5:00 PM during winter hours, with Saturday hours from 10:00 AM to 2:00 PM, totaling 36 hours per week.

Requirements

  • Minimum 2 years of relevant experience in property management
  • Marketing experience including outreach and resident engagement
  • Strong time management skills with the ability to meet deadlines
  • Excellent communication, organizational, and detail-oriented skills
  • Ability to manage a high-volume workload while maintaining accuracy and organization
  • Availability to work Monday, Tuesday, Thursday, and Friday from 9:00 AM–6:00 PM (summer hours) and 8:00 AM–5:00 PM (winter hours), totaling 36 hours per week
  • Must be able to live on-site in Bakersfield

Responsibilities

  • Collaborate with the Area Manager to establish appropriate rent levels.
  • Review rent schedules and oversee preparation and submittal of rent increases and renewals.
  • Maintain optimum level of occupancy.
  • Process timely and accurate move-ins, move-outs, and renewals.
  • Follow company marketing policies and reporting requirements.
  • Ensure the property and grounds are well maintained.
  • Report property incidents, accidents, and injuries in accordance with company policy.
  • Resolve resident issues and conflicts timely and in accordance with site guidelines.
  • Support maintenance operations by partnering with your Maintenance team to provide a sparkling product through preventive maintenance, timely and efficient repairs, and a highly organized make-ready process.
  • Partner with your Area Manager to prepare and follow an operating budget and to plan community capital improvements, repairs, contract developments, and negotiations.
