The On-Site Property Manager at AKAM Associates Inc. is responsible for the daily management of properties, ensuring that all aspects of building management are effectively overseen. This role requires maintaining open lines of communication with the Board of Trustees/Directors and homeowners, while closely collaborating with the Assistant Property Manager on financial matters and project management. The Property Manager will be accountable for all business, financial, and management aspects of the assigned property, which includes preparing, implementing, and adhering to the approved strategic plan and budget. Developing and maintaining strong working relationships with Board members, shareholders, and unit owners is crucial to the success of this position. In addition to financial oversight, the On-Site Property Manager will lead Board of Director meetings, ensuring that discussions remain focused on the established agenda. The role involves supervising the day-to-day activities of engineering, maintenance, and other building staff, both union and non-union, as well as managing contract services. The Property Manager will attend monthly and annual board meetings, conduct formal site inspections as required, and oversee repairs, apartment alterations, and capital improvements in compliance with local codes. Identifying, discussing, planning, and negotiating with vendors to complete necessary capital improvement projects is also a key responsibility. The Property Manager must be adept at handling emergency situations and managing crises effectively.
