About The Position

The On-Site Property Manager at Emerald Management Corp is responsible for overseeing the daily operations of a residential property. This part-time role focuses on maintaining property standards, managing tenant relations, and ensuring compliance with relevant regulations, including Fair Housing and Section 8 guidelines. The ideal candidate will demonstrate strong organizational and conflict management skills while utilizing property management software to maintain accurate records and facilitate effective communication with tenants and vendors.

Requirements

  • Proven experience in property management or a related field is preferred.
  • Strong knowledge of Fair Housing regulations and Section 8 housing programs is preferred and will be essential.
  • Excellent conflict management skills with the ability to handle difficult situations calmly.
  • Proficiency in data entry and administrative tasks; experience with One Site or similar software is a plus.
  • Familiarity with legal administrative processes related to property management is advantageous.
  • Strong organizational skills with attention to detail in managing contracts and documentation.
  • Ability to communicate effectively with tenants, vendors, and team members at all levels.
  • A proactive approach to problem-solving with a strong sense of responsibility for the properties managed.

Responsibilities

  • Manage day-to-day operations of the property, ensuring compliance with all applicable laws and regulations.
  • Conduct regular inspections of the property to maintain high standards of cleanliness and safety.
  • Handle tenant inquiries, complaints, and conflicts with professionalism and efficiency.
  • Oversee lease agreements, renewals, and terminations while ensuring compliance with legal requirements.
  • Maintain accurate records through data entry and administrative tasks using property management software such as One Site.
  • Coordinate maintenance requests and ensure timely resolution of issues affecting tenants.
  • Implement marketing strategies to attract new tenants and minimize vacancy rates.
  • Stay informed about local housing laws, Fair Housing regulations, and Section 8 policies to ensure compliance.
  • Prepare reports on property performance, occupancy rates, and tenant satisfaction.
