About The Position

AKAM is seeking a highly organized and service-focused On-Site Assistant Property Manager to support the day-to-day operations of a large luxury residential building. This role works closely with the Property Manager, Board of Managers, residents, and building staff to ensure exceptional service delivery, operational efficiency, and regulatory compliance. The ideal candidate has strong experience in NYC residential property management, excellent communication skills, and the ability to manage multiple priorities in a fast-paced, resident-focused environment.

Requirements

  • 2–5 years of residential property management experience, preferably in NYC condominium or cooperative buildings.
  • Strong understanding of NYC building operations and regulatory requirements.
  • Excellent organizational, communication, and customer service skills.
  • Ability to multitask and manage competing priorities in a fast-paced environment.
  • Proficiency with property management software (Yardi, BuildingLink, AppFolio, or similar) and Microsoft Office.

  • Bachelor’s degree preferred.

Responsibilities

  • Assist the Property Manager in overseeing the daily operations of a large condominium building, ensuring smooth building functionality and high resident satisfaction.
  • Coordinate building maintenance, service requests, and preventative maintenance programs.
  • Monitor building systems and ensure timely resolution of operational issues.
  • Conduct regular building inspections to identify maintenance needs and ensure common areas are well maintained.
  • Serve as a primary point of contact for unit owners and residents, addressing inquiries, service requests, and concerns in a professional and timely manner.
  • Assist with move-ins, move-outs, renovations, and alteration agreements.
  • Maintain accurate records of resident communications and service requests.
  • Work closely with building staff including concierge, porters, maintenance staff, and superintendents to ensure daily operations run efficiently.
  • Coordinate vendors and contractors for building repairs, maintenance, and projects.
  • Track vendor contracts, insurance certificates, and compliance documentation.
  • Assist with invoice processing, purchase orders, and budget tracking.
  • Maintain building files, contracts, and compliance documentation.
  • Support preparation of management reports for ownership and the Board of Managers.
  • Assist in preparation of Board packages, meeting materials, and management reports.
  • Attend Board meetings when requested and support follow-up on action items.
  • Help enforce condominium by-laws, house rules, and policies.
  • Support compliance with NYC regulatory requirements, including DOB, FDNY, and Local Laws.
  • Maintain records related to building inspections, safety programs, and compliance deadlines.
