About The Position

Essential duties include the following. Other duties may be assigned. 1. Works collaboratively with property management, facilities leadership, site leaders, and external vendors to support operational, safety, and compliance requirements. 2. Receive, prioritize, and complete work orders across multiple off-site locations; communicate work status, access requirements, and estimated completion timelines to appropriate stakeholders. 3. Perform skilled carpentry and construction-related repairs including, but not limited to: doors, frames, locks, and hardware; framing; drywall repair; patching and painting; trim and finish carpentry; cabinetry and shelving installation; wall protection; ceiling tile and grid repair; and minor flooring repairs and transitions. 4. Perform general maintenance tasks within scope of training and licensure, including fixture replacement and minor plumbing or electrical repairs; identify work requiring licensed or specialty trades and coordinate services as directed. 5. Conduct routine walkthroughs and inspections of assigned properties to identify maintenance deficiencies, cosmetic issues, preventive maintenance needs, and life-safety concerns; develop punch lists and recommendations for review with Property Management team. 6. Support small repair, renovation, and refresh projects by assisting with planning, material takeoffs, scheduling, installation, and project closeout activities; ensure work is completed in accordance with organizational standards and applicable building codes and permit requirements. 7. Identify conditions requiring permits, inspections, or specialty trades (including HVAC, fire protection, roofing, electrical, and plumbing) and coordinate vendor support in compliance with regulatory and code requirements. 8. Assist with obtaining vendor quotes, coordinating site access, escorting vendors as needed, and verifying quality and completeness of completed work. 9. Maintain accurate documentation of work performed, including photos, materials used, and closeout notes within the work order system; track recurring issues and recommend capital improvements as appropriate. 10. Maintain clean, orderly, and safe work areas; minimize disruption to clinical operations, residents, tenants, and staff during maintenance activities. 11. Adhere to all safety policies and procedures, including proper use of tools, personal protective equipment (PPE), and site-specific protocols such as infection prevention practices where applicable. 12. Escalate urgent or high-risk conditions immediately to leadership, including water intrusion, security or door failures, and life-safety issues. 13. Work cooperatively and communicate professionally with site leaders, department managers, residents, tenants, vendors, and external trades to ensure high-quality customer service and operational support. 14. Perform other related duties as requested or directed in support of property management and facilities operations. 15. Challenges current working practices; identifies process improvement opportunities and presents recommendations and solutions to management. Engages and commits to the organization’s culture of continuous improvement by actively participating, supporting, and promoting CCHC Pillars of Excellence.

Requirements

  • High school diploma or equivalent required; trade school, technical training, or apprenticeship preferred.
  • Minimum of ten (10) years of experience in commercial and residential carpentry, facilities maintenance, or property maintenance.
  • CSL - Active Massachusetts Construction Supervisor License, in good standing, with appropriate classification for the work supervised and performed.
  • Valid Massachusetts Driver’s License
  • Demonstrated ability to troubleshoot problems, prioritize tasks, and work independently across multiple sites.
  • Ability to use mobile technology for work orders, documentation, and photographic records.

Nice To Haves

  • Experience coordinating with external vendors and licensed trades preferred.
