About The Position

The Occupancy Specialist at Preservation Management, Inc. is responsible for managing resident re-certifications, ensuring compliance with housing regulations, and maintaining high occupancy levels. This role involves working closely with the On-site Property Manager to develop marketing strategies, process tenant applications, and enforce lease agreements. The position requires a commitment to providing excellent tenant satisfaction and adherence to fair housing practices.

Requirements

  • High school diploma required; Associate's degree preferred.
  • Three years of related property leasing experience or equivalent education and training.
  • Knowledge of federal housing programs such as LIHTC and Section 8.
  • Current knowledge of applicable local, state, federal, and industry standards for occupancy specialists.
  • Experience with Microsoft Office, particularly Excel and Word.

Nice To Haves

  • Completion of industry coursework in Certified Occupancy Specialist training or willingness to take classes.

Responsibilities

  • Manage residents' re-certification, rent increases, utility allowance changes, controlled expenses, and tenant satisfaction.
  • Process residents' recertification for LIHTC and Section 8 in a timely manner and report status to the On-site Property Manager.
  • Maintain an occupancy level of 97% or better by developing tenant marketing plans and conducting marketing activities.
  • Read and track tenant applications on the wait list and maintain the prospect tracking report in the Boston Post database.
  • Perform preliminary reviews of received applications to determine income and program eligibility.
  • Schedule appointments with prospective tenants and show available units.
  • Ensure compliance with rental and advertising practices to avoid discrimination and adhere to the Affirmative Fair Housing Marketing Plan.
  • Assist the On-site Property Manager in enforcing lease agreements and collecting delinquent accounts.
  • Monitor security deposit processing and prepare necessary paperwork for tenant moves.
  • Assist in preparation for site reviews and audits, ensuring satisfactory ratings and timely responses to agency communications.
  • Update company records and submit required reports in a timely manner.
  • Travel to local bank branches for property revenue deposits as needed.
