BASIC PURPOSE: Perform functions to improve occupancy and financial performance at identified communities by analyzing property and market challenges, implementing targeted strategies, and coaching onsite teams to strengthen leasing effectiveness and resident retention.

Requirements

  • Knowledge and Experience
  • Broad knowledge of training, marketing, consulting, and understanding of community financials.
  • A Bachelor’s degree in education, business, marketing, or management related field strongly preferred.
  • Minimum of five years multifamily housing experience required.
  • Proven track record of developing and implementing strategies to improve communities’ occupancy and financial performance.
  • Experience conducting thorough property assessments, analyzing internal performance metrics, and interpreting market trends, pricing data, and competitor activity to identify occupancy challenges and opportunities.
  • Proven ability to turn data insights into targeted, actionable strategies that improve occupancy and deliver measurable results.
  • Strong background working with Operations Leadership, Training, Marketing, and other internal teams to develop and implement strategic initiatives, with a track record of coordinating cross department efforts to ensure consistent execution across communities.
  • Ability to speak, read and write English for safety and productivity reasons.

Responsibilities

  • Assist communities identified by Operations Leadership to improve occupancy.
  • Collaborate with the Director of Employee Relations and Operations Training to develop targeted strategies; and coordinate with relevant departments to ensure a seamless, aligned rollout of initiatives.
  • Conduct property visits and analyze internal data, market conditions, and competitor insights to identify factors impacting occupancy and financial performance and develop customized strategies to improve results. This may include addressing current advertising, pricing, resident retention, developing leasing staff, and other property challenges.
  • Identify competitors and conduct comprehensive competitor analysis.
  • Work in partnership with Operations Leadership and onsite team to implement action items for increasing occupancy.
  • Monitor, evaluate and track implemented strategies and team member performance, making refinements as needed.
  • Evaluate team performance through observation, mystery shop reviews, and results achieved to identify training and marketing needs; deliver coaching and hands-on training in effective leasing strategies, product knowledge, and overcoming challenges; and reinforce company standards and policies.
  • Build and maintain strategic partnerships with local businesses and employers in order to improve a community’s visibility or reputation in the market.
  • Establish and strengthen relationships with the local housing authority office(s) under the company public housing authority (PHA) guidelines.
  • May perform job functions typically found in a Leasing Professional, Assistant Community Director or Community Director position, when needed to assist the success of the community.
  • Meet regularly with Operations Leadership and Director of Employee Relations and Operations Training to provide feedback and updates on assigned properties, strategies, challenges and results.
