Requirements

  • Florida real estate license required.
  • Proven ability to close deals and meet sales targets in a competitive market.
  • 3-5 years as a Licensed Sales Agent in new construction.
  • In-depth understanding of new home features, construction quality, and builder reputation.
  • Strong skills in building and maintaining relationships with clients, ensuring satisfaction and repeat business. SalesForce preferred.
  • Proficiency in negotiating terms and conditions with buyers to achieve favorable outcomes.
  • Ability to analyze local real estate market trends to advise clients on the best investment opportunities.
  • Excellent verbal and written communication skills to clearly convey information and address client inquiries.
  • Aptitude for resolving issues that may arise during the sales process, ensuring a smooth transaction.

Responsibilities

  • Maintain a valid Florida Real Estate Sales Associate License.
  • Develop and demonstrate excellent sales, closing, and follow-up skills.
  • Apply logical thinking to various practical situations and accurately follow standardized procedures or processes.
  • Maintain a positive attitude and a strong desire to succeed.
  • Create and sustain a professional, yet friendly, atmosphere in the New Home Sales Office and other areas where prospective homeowners and guests gather.
  • Support the team effort in every possible way and act in the best interest of the company.
  • Conduct realtor visits to build your brand and host on-site realtor events/caravans.
  • Be flexible with your schedule to accommodate customers and company needs.
  • Communicate professionally over the telephone, email, and in person with customers, staff, and vendors.
  • Consistently follow up and proactively communicate via phone, mail, and email with purchasers and customers.
  • Gain knowledge of Minto computer operating systems and CRM.
  • Manage customer follow-up and document effective notes in CRM after any contact with customers.
  • Convert telephone and internet leads into in-person traffic, and convert in-person traffic into sales.
  • Understand the Construction Process and MasterCare 10-step program, including Hard Hat Tours, Meet Your Builder Tour, How We Build Tour, New Home Celebration, and the Closing process.
  • Communicate with marketing regarding the maintenance and/or replacement of signs and flags, and provide updates on the website.
  • Familiarize yourself with the competition, floor plans, pricing, incentives, broker co-op, etc., and update the Comparative Market Analysis form as directed.
  • Understand the critical path (5-minute drill) and properly tour and demonstrate the clubhouse, model, inventory home, and available home site.
  • Gain knowledge of HOA documents, contracts, and addendums, and explain them in layman's terms.
  • Guide purchasers through contract paperwork, addendums, and option selections.
  • Update the backlog report and manage purchasers, including monitoring and following up on mortgage status, design appointments, and current home (sale/rental) status.
  • Send purchasers updates and photos on the progress of their home and community activities.
  • Deliver closing gifts to homeowners at their closing.
  • Inspect models and 'market-ready' pre-determined homes regularly to ensure cleanliness and accountability.
  • Familiarize yourself with each pre-determined home and its selected options.
  • Manage and inspect your 'storefront' (approach into the community, clubhouse, New Home Sales Center, models, etc.) regularly.
  • Attend and participate in all sales meetings, training seminars, broker functions, and other company events as required.
  • Assist other New Home Sales Professionals as needed.
  • Mentor New Home Sales Assistants.
  • Complete Prospect and Sales Reports as required.
  • Keep the Director of Sales informed about daily office activities.
  • Perform other duties within the scope, spirit, and purpose of the job as requested by management.
