GENERAL FUNCTION: Reporting to the Project Manager, the Construction Administrator is responsible for the timely, efficient, and accurate administration of Asheville Area Habitat for Humanity's New Home Construction Program. KNOW HOW: Committed to the mission of AAHH, the incumbent should have experience in the construction of houses with a thorough knowledge of sound construction procedures and standards, working with subcontractors and government agencies, selection of building materials and supplies, and current building codes.

Requirements

  • Commitment to the mission and values of AAHH
  • High School diploma or equivalent, preferred
  • Two or more years’ experience in residential construction or one-year full-time staff or stipend volunteer experience with Habitat for Humanity’s construction programs.
  • Valid driver’s license with good driving record
  • Effective interpersonal skills with a variety of people, personalities and backgrounds
  • Able to give specific oral and written instruction and direction to individuals and groups
  • Able to lead, manage, supervise and motivate individuals and teams of volunteers
  • Able to plan, schedule, prioritize, coordinate, delegate and manage multiple activities
  • Analyzing circumstances, making routine decisions, problem solve and giving direction regarding problem resolution
  • Possess sufficient knowledge of residential construction to determine the materials needed, and schedule, coordinate and participate in construction activities including a working knowledge of residential building codes
  • Able to use hand and power tools needed to complete residential construction tasks and instruct others on their effective and safe use
  • Able to read and interpret standard residential construction blueprints and specifications
  • Possess basic mathematical aptitude to calculate building measurements, quantities, etc.
  • Certified in first aid and CPR (or able to be certified within three months of hiring).
  • HFHI Competent Person Certification ( or able to be certified within 12 months of hiring

  • Previous experience teaching or supervising volunteers or students preferred.

Responsibilities

  • Submit and track all permits required for AAHH’s new home construction projects and buybacks as required.
  • Maintain plan specific database of all material take-offs. Order and track all jobsite materials and supplies for supervisors and subcontractors, while utilizing bulk order discounts and GIK opportunities when available.
  • Using bill pay, review and approve all new home construction project invoices before they are sent to the Finance Department. Update related house costs on Buildertrend software.
  • Update Buildertrend regularly in accordance with job schedules and add new builds as permits are acquired.
  • Maintain budget for permit and certification related costs.
  • Assist in keeping and tracking meeting minutes for weekly construction meetings.
  • Administer municipal and utility rebate programs. Coordinate Habitat “green building” certifications, standards, and documentation. Maintain registration of future habitat homes for Green Build Alliance.
  • Order uniforms annually and maintain budget for construction staff.
  • Assist with land development and subdivision design/permitting.
  • Assist in maintaining a library of accurate house plans. Assist in coordination and documentation of (as built) drawings with supervisors. Assist in coordination of structural and technical drawings with consultants as needed.
  • Provide documents, information and support to Habitat staff as needed.
  • Coordinate w/ Project Manager, New Home Field Manager, and supervisors on providing jobsite materials and supplies from various locations, such as Builders First Source, Lowes, Home Depot, ABC, SRS, office warehouse, etc.
  • Review and approve all new home construction project invoices before sending them to the Finance Department for processing.
  • Assist in coordinating the Walk Thru with Homeowner Services, the Homeowner, Certificate of Occupancy (CO), the completion of homeowner punch list and warranty items.
  • As needed, serve as Construction Supervisor.
  • Assist in coordination of intercommunications between affiliate departments to facilitate the following: • Closing process and warranty claims with Homeowner Services • Gift in Kind utilization and special needs with Fund Development • Processing and tracking of invoicing and payments with Finance • Facilitation of needs, subscriptions, and resources with Operations • Signage and special needs with Communications
  • Maintain, monitor, log, and organize on site and warehouse material supplies.
  • Perform other duties as assigned.
