About The Position

The National Director - Rehab, Turns & Maintenance is responsible for supporting company efforts to establish operational consistency across all regional rehab, turn and maintenance (RTM) field operations by partnering with market leaders to evaluate and act on opportunities to optimize performance. In addition, the National Director is responsible for developing, implementing, managing, and refining assigned national programs to ensure they are executed effectively, with maximum benefit for all stakeholders.

Requirements

  • College degree in Business Management or Construction preferred or extensive experience could be considered.
  • Minimum 5 years of supervisory experience required.
  • Minimum 7 years' previous experience in all aspects of property maintenance operations, capital projects management and property renovations operating within a single or multi-family environment is required.
  • Ability to read, write, understand and communicate in English.
  • Ability to use a personal computer and working knowledge of Microsoft Office (Outlook, Word, PowerPoint, Excel, etc.) and other business applications (Salesforce, Tableau, Yardi, etc.).
  • Understanding and oversight of construction and renovation.
  • Excellent customer service and interpersonal skills; ability to relate to others.
  • Ability to perform intermediate mathematical and accounting functions.
  • Ability to read and comprehend financial statements, such as profit and loss statements, general ledgers, budgets, etc.
  • Comprehension of federal fair housing laws and any applicable local housing provisions.
  • Ability to multi-task, make quick and effective decisions, analyze and resolve problems, negotiate a contract, successfully delegate, manage a team, set and meet goals, train, consistently meet deadlines, maintain flexibility and creativity in a variety of situations, maintain confidentiality, and travel.

Responsibilities

  • Manage assigned national programs (such as Smart Home, Landscaping, Air Filter Delivery, Safety) and collaborate with other departments to realize maximum potential benefit in all areas including, but not limited to, ancillary income generation, expense reduction, operational efficiency, and resident experience.
  • Develop 'subject matter expertise' across all policies, processes, procedures, and technology platforms used by the company to execute RTM Department operations.
  • Establish strong working relationships with regional RTM Department associates of all levels in order to collaborate and influence process improvement.
  • Observe market RTM associates performing standard job functions to identify training and process improvement opportunities; Work with market leaders to coach associates and formulate plans to make improvements.
  • Collaborate with the company's Risk Department to develop, implement and maintain a safety program for RTM Department field associates that adequately addresses the type of work.
  • Deploy to regions, as necessary, to provide on-the-ground leadership support during and following catastrophic events.
  • Support RTM Department's efforts to manage expenses in accordance with established yearly budgets.
  • Collaborate with regional management to assess escalated RTM Department-related issues and to identify appropriate corrective actions.
