About The Position

As a Ranger at RangeWater, you will manage and coordinate the daily activities and resources of the property to achieve established budgeted financial and operational goals. You will ensure that the operation of the property complies with company policies and procedures and all laws and regulations governing multi-family housing operations. This role is pivotal in the success of the company’s performance, and you will play a key role in helping RangeWater remain a leader in Multi-Family Real Estate.

Requirements

  • High School Diploma or GED Equivalent.
  • 1 - 3 Years of proven supervisory experience sufficient to hire, lead, direct, evaluate, and manage subordinates and team members.
  • 1 - 3 Years of Multi-Family Property Management Experience.
  • Background in Property Management, Sales, Marketing, and Customer Service.
  • Strong communication, presentation, and delivery skills.
  • Proficiency in internet, word processing, spreadsheet, and database management programs.
  • Strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
  • Current Valid Driver's License.

Responsibilities

  • Manage team and perform employee evaluations.
  • Interview, hire, orient, and train new hires.
  • Meet targeted revenue goals by increasing sales and implementing short/long-term marketing and leasing strategies.
  • Identify areas for improvement for property.
  • Budget modeling, forecasting, and profitability analysis and management.
  • Complete financial records, documents, and reports.
  • Invoicing Management.
  • Gather, analyze, and interpret market and economic trends that may impact the property and recommend improvements.
  • Keep informed of changes in technology, industry standards, leasing and sales tools and processes.
  • Lease enforcement process – apartment inspections, evictions, collections, notifications, and other processes as outlined in lease agreement and take appropriate action.
  • Conduct property tours and provide updates on property’s performance and meet with client as needed.
  • Manage contractors and vendors.
  • Ensure safety, cleanliness, and general appearance and curb appeal of property.
  • Report any mechanical and electrical equipment malfunctions as well as employee/visitor/resident injuries or accidents.
  • Ensure property maintenance team complies with company’s standards regarding service requests.
  • Resolve customer complaints and issues.
  • Shop competition and build relationships within your market and the industry.
  • Other duties as assigned.
