About The Position

Works with the VP, Mortgage Sales Manager and SVP, Senior Residential Lending Officer to build and develop a loan portfolio for the Bank. Has extensive contact with customers, Realtors, and attorneys through loan origination and underwriting, requiring a competent, courteous, and professional manner. Requires sound working knowledge of residential and consumer lending, departmental policies and procedures, applicable rules and regulations, and proficiency with loan-related computer systems. Reports to the VP, Mortgage Sales Manager.

Requirements

  • 3–5 years of mortgage lending experience, including origination and/or underwriting.
  • Demonstrated knowledge of residential mortgage products, underwriting documentation standards, and the loan closing process.

Responsibilities

  • Originate residential mortgages and home equity lines/loans in accordance with the Bank’s policies and procedures.
  • Underwrite and approve mortgage and home equity line/loan requests within assigned lending authority, as needed.
  • Work directly with loan applicants and related parties to provide timely status updates from origination through closing.
  • Gather and review documentation required to underwrite and approve/decline loan transactions; oversee processing to ensure file completeness and adherence to secondary market guidelines.
  • Complete disclosures and required notices accurately and on time in accordance with regulatory requirements.
  • Prepare Request for Information letters and Short Form Commitment letters, as needed.
  • Maintain an organized business development call program with real estate and related professionals (e.g., appraisers and attorneys) to generate loan origination opportunities, with primary emphasis on residential loans and secondary emphasis on other Bank products; territory includes Franklin and Hampshire counties.
  • Coordinate the setup and implementation of the Bank’s Realtor events.
  • Ensure compliance with State and Federal lending regulations; maintain current knowledge of applicable statutes and related issues.
  • Represent the Bank at Realtor functions, home shows, home buyer seminars, Bank-sponsored events, and other related activities.
  • Participate in the Loan Origination sales team to support development of new products and services.
  • Maintain sound working knowledge of residential and consumer lending policies, procedures, and regulations.
  • Serve on Bank and lending committees as requested by the Senior Residential Loan Officer.
  • Share in all departmental duties and perform other duties as required or requested by the SVP, Senior Residential Loan Officer, or VP, Mortgage Sales Manager.
  • Provide clear guidance to borrowers and referral partners on loan options, requirements, and timelines.
  • Manage the loan pipeline to support timely processing, underwriting, and closing; proactively resolve conditions and documentation gaps.
  • Analyze credit, income, assets, and collateral to support sound underwriting decisions backed by complete and accurate documentation.
  • Maintain complete and compliant loan files in accordance with Bank policy, secondary market requirements, and applicable State and Federal regulations.
  • Coordinate with processors, branch staff, closing attorneys, and Realtors to support a smooth closing process.
  • Build and maintain relationships with realtors, attorneys, and other referral sources to generate sales leads and grow the loan portfolio.
  • Maintain working knowledge of Bank products, pricing, and underwriting guidelines; complete required training and stay current on regulatory changes.
  • Provide status updates and reporting to management as requested; escalate exceptions, policy deviations, and emerging risks promptly.
