Requirements

  • High school diploma or equivalent required. Tradesperson or postsecondary diploma/degree in a related discipline (e.g., mechanical, electrical, controls) is preferred.
  • 5 to 7 years of progressive experience in mechanical/electrical construction.
  • Intermediate knowledge of electrical and mechanical systems, principles, and practices.
  • Experience with reviewing trade contractors’ progress billings and assessing for accuracy.
  • Ability to facilitate the coordination of mechanical, electrical, architectural, civil, and structural drawings and specifications.
  • Knowledge of basic construction law and ability to apply building codes as required.
  • Understanding of different types of contract delivery methods.
  • Ability to manage contractual obligations and responsibilities related to building systems.
  • Uses effective verbal and written communication skills with internal and external stakeholders.

Responsibilities

  • Reviews building system trades’ progress for compliance with drawings, specifications, quality, schedule, and constructability. Identifies risks and opportunities and communicates to the project team.
  • Processes critical building systems submittals, coordination documents, and report.
  • Ensures the coordination of the drawing process and provides direction on model coordination, as required.
  • Reviews and understands prime contract and building systems subcontract details. Identifies and communicates risks and opportunities to the project team and ensures contract management of the trade contractors.
  • Reviews, negotiates, and processes change notices/orders related to building systems and assesses their effect on the project budget, scope, and schedule.
  • Assists with providing direction to the project teams, consultants, and trade contractors through the design-build production.
  • Monitors the building systems trades activity and enforces the preapproved trade contractor quality-management programs.
  • Utilizes internal project management operating system to track trade contractor changes and building systems related forecasts.
  • Leads the project team and is responsible for the overall execution of the building systems commissioning process.
