Bancroft Construction is looking for a full-time MEP Estimator. MEP Preconstruction Estimator The MEP Estimator is responsible for developing accurate, competitive, and comprehensive cost estimates for projects with significant Mechanical, Electrical, Plumbing (MEP) scopes. This role bridges preconstruction and operations by combining technical MEP expertise with strong estimating, coordination, and communication skills. The MEP Estimator works closely with Preconstruction, Operations, Project Management, and external design partners to support informed decision-making, risk identification, value optimization, and successful project execution. This position serves as a technical MEP resource during the preconstruction phase while maintaining an understanding of constructability, sequencing, code compliance, and cost drivers to balance project profitability with client satisfaction.

Requirements

  • Strong understanding of mechanical, electrical, and plumbing systems, and their interrelationship with other building trades.
  • Working knowledge of applicable building codes and MEP-related codes and standards.
  • Proven experience reading and interpreting drawings, specifications, and technical documents.
  • Thorough understanding of construction sequencing, scheduling, and MEP installation constraints.
  • Strong analytical skills with the ability to identify risk, develop solutions, and exercise sound judgment.
  • Excellent communication skills (verbal and written) with the ability to collaborate across disciplines.
  • Highly organized with strong attention to detail and the ability to manage multiple estimates simultaneously.
  • Proficiency in estimating software, spreadsheets, and related construction technology.
  • Minimum of five (5) years of experience in commercial construction estimating and/or MEP coordination with significant MEP scope exposure.
  • Bachelor’s degree in Engineering, Construction Management, or a related field preferred; equivalent combination of education and experience will be considered.
  • Conceptual and design-phase estimating experience required.

Nice To Haves

  • Direct experience coordinating or managing MEP trades in the field or preconstruction.
  • Experience with large, complex commercial projects with intensive MEP systems.
  • Familiarity with BIM/VDC coordination processes related to MEP systems.

Responsibilities

  • Prepare detailed MEP estimates at all phases, including conceptual, schematic design, design development, and construction documents.
  • Analyze drawings, specifications, and contract documents to define complete MEP scopes of work.
  • Develop accurate quantity take-offs, pricing, and assumptions for mechanical, electrical, plumbing, fire protection, and low-voltage systems.
  • Identify risks, gaps, and inconsistencies within MEP design documents and clearly document assumptions and exclusions.
  • Assist with budgeting for complex MEP systems, phased construction, renovations, occupied facilities, and challenging sequencing.
  • Support value engineering efforts by evaluating alternative systems, materials, and construction approaches.
  • Participate in scope reviews and achieve alignment with internal teams and owners regarding MEP scope and pricing.
  • Solicit, evaluate, and analyze subcontractor bids for MEP trades to ensure completeness, competitiveness, and alignment with project scope.
  • Level subcontractor proposals and lead MEP scope review meetings as required.
  • Assist with subcontractor negotiations and the buyout process for awarded projects.
  • Support the development of owner contracts related to MEP scope and pricing.
  • Leverage MEP construction knowledge to evaluate constructability, sequencing, shutdowns, and installation constraints during estimating.
  • Collaborate with Operations and Project Management to incorporate realistic schedules and durations for major MEP activities.
  • Provide technical input on MEP coordination, code compliance, and system integration as needed during preconstruction.
  • Support Preconstruction and Operations with technical MEP input during project transitions.
  • Foster strong working relationships with MEP subcontractors, design professionals, and internal teams.
  • Support Marketing and Business Development efforts for negotiated and pursuit-based work, including conceptual pricing and proposal support.
  • Participate in meetings with owners, architects, engineers, and trade partners as required.
