About The Position

R&K Solutions, Inc. is seeking a motivated and qualified licensed master tradesman in Heating, Ventilation, Air Conditioning (HVAC) to perform on-site facility inventory and condition assessments for a Dept. of War (DoW) client, conforming to USACE's suite of Sustainment Management System (SMS) processes and software. Work will be on-site at multiple installations of DoW facilities, including commercial scale buildings, structures, utilities, and horizontal assets. R&K is an employee-owned company and EOE including Veteran/Disability Roles: Facilities Condition Assessor and Subject Matter Expert in building HVAC design, installation, maintenance and code compliance. Input of facility inventory and condition observations into SMS facility condition assessment software and contributor to data management and technical reports. Clearance: Currently holding or capable of achieving a DoW Secret Security clearance. Duties: A successful applicant will be required to: Perform on a team of individuals for site-based facility system/component/sub-component inventory and condition assessments, including personally performing assessment work on commercial scale mechanical and HVAC generation, distribution, power supply and related components and equipment. Perform assessments of client buildings and structures utilizing professional expertise and judgment to determine physical and functional condition and conformance with building codes and relevant inspection criteria in your field of expertise. Use a tablet-based inspection system, and paper-based system to identify and document building equipment and component condition and provide justification for determination of the physical condition. Identify and annotate components and SMS defined distresses in SMS software. Understand SMS reports and brief reports to customers in your designated trade as needed. Understand and execute a project work plan including tasks, schedule, and resources for a portfolio of constructed assets. Assess multiple buildings within large complexes identifying major systems, components and sub-components as well as supporting systems. Must be able to perform on a team of condition assessment professionals in a field environment that is inspecting all architectural, structural, HVAC, mechanical, electrical and building envelope components of buildings. Conduct all inspections abiding by safety precautions. Read, interpret, and understand building plans and drawings to assist in developing accurate building systems, components, and sub-components lists. CADD/GIS tools may be utilized. Understand UNIFORMAT II building component data structure down to Level 4.

Requirements

  • Must be a Licensed Master HVAC/HVACR technician. State of licensure is flexible.
  • 10 Years of experience in new construction or facility maintenance in the HVAC trade.
  • Must be able to travel routinely.
  • Currently holding or capable of achieving a DoW Secret Security clearance.

Nice To Haves

  • Experience with USACE's Civil Engineering Research Lab (CERL) SMS BUILDERtm condition assessment process and software, including conducting field assessments, data entry, and BRED tool use is desirable.
  • Additional licenses in other construction trades like general contractor, electrical, mechanical systems, plumbing, and/or fire protection are desirable.
  • Knowledge of Department of War (DoW) facilities and infrastructure is desirable.
  • Most current work performance is in the Northern Virginia area.
