About The Position

BASIC FUNCTION: Perform skilled mechanical activities and services involved in the inspection, repair, alteration, construction, installation and maintenance of heating, ventilation, air conditioning and refrigeration (HVAC & R), temperature control and food service systems, equipment and devices; operate, configure and Building Management Systems (BMS). QUALIFICATIONS: Any combination equivalent to: graduation from high school supplemented by completion of an approved apprenticeship program in the HVAC & R trade and three years journeylevel experience in the installation, maintenance and repair of HVAC & R systems and equipment including work with energy management systems. Incumbents must possess knowledge of the technical aspects, methods, materials, terminology, principles, practices, procedures and equipment used in assigned field. Incumbents must possess a valid Indiana driver's license, a Universal Class Refrigerant Transition & Recovery Certification, and may be required to work non-scheduled hours. ESSENTIAL FUNCTIONS: 1. Install, adjust, replace and repair various HVAC & R parts and equipment that may include burners, boilers, air conditioners, heaters, furnaces, refrigerators, freezers, stoves, thermostats, valves, fans, motors, gaskets, filters, belts, relays, fuses, controls, switches, gauges, tubing, pumps, compressors, pipes and kitchen appliances, rooftop units, exhaust fans, unit ventilators, variable air volume units and other air-handling equipment. 2. Inspect and perform electrical, mechanical and pneumatic tests on systems and equipment to identify defective parts and assure proper functioning; troubleshoot and diagnose HVAC & R malfunctions and determine repair needs. 3. Operate, configure and maintain District BMS's to assure smooth, efficient and effective energy use and allocation; modify system settings and utilize system tools and controls to troubleshoot and diagnose system malfunctions; test BMS's to assure proper settings. 4. Repair and assure proper functioning and operation of standard HVAC & R systems and hydronic heating, low pressure steam and geothermal heat pump systems; repair chilled water systems including reciprocal, centrifugal, DX, and ice storage systems. 5. Install and repair pneumatic and direct digital temperature controls; utilize computers to program and maintain databases of direct digital controls. Troubleshoot, detect and repair leaks on pneumatic air lines as needed. Calibrate pneumatic and digital thermostats. 6. Adjust, maintain and repair ducting and air conditioning systems; detect and repair leaks as needed; service heating systems according to established guidelines; handle and replenish various refrigerants. 7. Cut, bend and join tubing, pipes and wiring as needed; rebuild and assemble parts and equipment; utilize welding equipment to fabricate, mend and install parts and components as needed. 8. Operate and maintain specialized equipment including testers, meters, welding equipment and a variety of hand and power tools; drive a vehicle to conduct work. 9. Install, maintain and repair a variety of cooking and baking equipment, conveyor and packaging equipment, and dishwashing equipment involved in food service functions. 10. Plan, organize and lay out assigned tasks; interpret plans, diagrams, blue prints, sketches and specifications; estimate time, material and equipment needs for projects. 11. Receive and respond to work orders; inspect facilities and equipment to determine maintenance and repair needs; perform preventive maintenance activities. 12. Assist the District with assuring compliance with building codes applicable to the HVAC & R trade. 13. Assist other maintenance personnel in emergency situations as needed. 14. Crawl and work in tight areas including tunnels. 15. Maintain work areas, equipment and tools in a safe, clean and orderly condition. 16. Perform work from ladders and lifts as needed. 17. Perform and certify districts backflow preventers. 18. Support and assist custodial personnel in the training of the proper operation of building HVAC & Rand food service equipment. 19. Perform District's Backflow Preventors/Cross-Connection Device annual inspection certification program 20. Perform a variety of preventative maintenance activities on HVAC & R equipment and systems. 21. Perform related duties as assigned by the Administrator to meet the particular needs of the building/unit. PHYSICAL REQUIREMENTS: To perform the essential functions of this job effectively and safely, employees must meet the following physical qualifications: Communication Skills: Ability to speak clearly and hear effectively in various environments. Manual Dexterity: Adept in the use of hands and fingers. Postural Endurance: Sit or stand for prolonged periods, as the job requires. Flexibility: Ability to bend at the waist, kneel, or crouch to perform specific duties. Visual Acuity: Close vision ability with the capacity to adjust focus. Mobility: Freedom to sit or walk at will throughout the work environment. Strength and Stamina: Capability to lift, carry, push, or pull up to fifty (50) pounds or more.
