About The Position

This position supports Greystar with the development and execution of marketing strategies in conjunction with the University’s Public Relations and Marketing departments with an emphasis on creativity and strategic planning. Responsibilities include conducting market research, analyzing trends, preparing and presenting market reports, managing a budget, and co-leading cross-functional teams. This role will also support leasing activities to achieve established revenue, resident retention, and occupancy goals while contributing towards day-to-day operations.

Responsibilities

  • Conduct market research to understand trends.
  • Serve as the primary liaison between the University’s Public Relations/Marketing Department and Greystar.
  • Cultivate and maintain strong relationships with key on- and off-campus partners, including internal teams and vendors, to facilitate successful collaboration and execution of marketing and event management initiatives.
  • Promote on-campus events and activities to encourage increased attendance.
  • Plan, facilitate, and execute special events/functions on- and off-campus, sometimes outside of typically recognized business hours, including but not limited to open houses, orientation sessions, resident programs, and staff functions.
  • Co-supervise marketing/office assistants in providing quality customer service, guidance and support to ensure alignment with organizational goals and objectives and adjusting strategies accordingly.
  • Manage Modern Message/Community Rewards platform.
  • Take head shots per Greystar standards of new employees to create, maintain, and distribute contact list for on-site staff and corporate use.
  • Oversee creation and execution of integrated marketing campaigns across various channels, including digital, social media, print, and events to effectively reach target audiences and achieve campaign objectives.
  • Create and implement Annual Staff calendar that includes corporate initiatives and objectives for brand awareness and team building.
  • Work within budget provided for marketing initiatives.
  • Serves as liaison to Enrollment Management to ensure open communication. Participates in admissions travel to promote Housing and Residence Life to prospective students. Stays informed about admissions trends and enrollment trends at peer institutions. Develops and implements short- and long-term marketing plans and goals to sustain occupancy and implements creative strategies to boost traffic and leases.
  • Develops print, social media, and internet advertising strategies, uses available technology to promote the community and communicate with potential residents, and uses the Company’s property management software to generate sales and leasing reports to monitor results.
  • Actively participates in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures in accordance with established policies and procedures.
  • Serve as on-call professional staff on a rotating basis during weekend and evening hours to respond to residential emergencies dealing with student behavior, mental health emergencies, and other situations that require an immediate response. Submit Pro Staff On-Call report after every duty night to ensure all Pro Staff members are aware of any ongoing incidents or concerns.
  • Respond to emergencies after hours, make decisions about room moves, removals, maintenance concerns (will call in vendors, if needed).
