SUMMARY: The Manager of Facilities, Gateway Hospital is responsible for the integration of the Property Management System of Gateway, and its affiliate and associate companies. The key role will be to standardize the implementation of the Capital Plans; compliance with HUD requirements, and develop and implement maintenance program, and provide staff support to the Board of Directors of Gateway Realty Corporation.   • Directs all aspects of Property Management Services in order to comply with organizational standards, goals, and development plans.
  • Directs to assure that all properties are in compliance with Joint Commission, MHRH, DCYF Licensing, HUD and other regulatory licensing entities.
  • Overall supervision of transportation needs for Gateway Healthcare, Inc., its affiliates and associates.
  • Plans/Develops/Directs security and safety for all facilities.
  • Supervises rental of all residential properties and rent collection.
  • Developsmplements the Capital Plans and Capital Budget for all Gateway Healthcare affiliates and associates.
  • Develops all bids, specifications and contracts for services for construction or purchases of assets.
  • Assist in the acquisition or lease of real estate properties or other major capital acquisition.
  • Develops system Policies and Procedures as necessary to advance and achieve goals of the organization.
  • Chair of the Environment of Care Committee
  • Supervises the Property Management Administrative and Housing staff
  • Completes Quarterly Property Management Report
  • Coordinates maintenance and repairs of agency occupied State owned buildings with the State of RI
  • Coordinates the State Furniture Program
  • Is the Hearing Officer for applicants found ineligible for agency owned apartments, HUD subsidized apartments and Housing Choice Voucher applicants
  • Certified Housing Professional from The National Center for Housing Management and The National Affordable Housing Management Association desirable.
  • Bachelor's Degree or equivalent education and experience of five (5) years in property management.
  • General background with broad knowledge of property management, building codes, contract negotiation, and quality control.
  • 5 years of experience gained through increasingly responsible management position.
  • Experience working with multi-location facilities, preferably in a human service health care environment.
  • Knowledge of community resources and agency to maintain properties in compliance with city, state, and federal standards.
  • Knowledge of supervisory/management techniques to effectively relate to all levels of personnel
  • Certified Housing Professional from The National Center for Housing Management and The National Affordable Housing Management Association desirable.
