Position Summary We are seeking a passionate Manager, Portfolio Management (Sam’s Club) to support the Existing Club Portfolio, and CAM oversight. This role is pivotal in maintaining our store portfolio by managing landlord relationships, resolving lease-related issues, and collaborating cross-functionally to support store operations and capital projects. This role is ideal for someone who enjoys resolving complex issues, negotiating deals, analyzing legal and financial documents, and playing an active role in Sam’s Club real estate. The Portfolio Management team drives strategic initiatives to enhance property value and support business growth through effective real estate transactions and lease negotiations. Collaborating across functions, the team identifies opportunities, manages projects, and ensures compliance with policies and regulations. Members provide mentorship and guidance to foster professional development and high performance. Focused on data-driven recommendations and optimizing asset utilization, the team maintains strong partnerships with internal and external stakeholders. Manage the portfolio within a designated territory Oversee CAM obligations, audits, reconciliations, property matters, and lease renewals Coordinate with Accounting and Finance to ensure costs are properly accounted for Act as a liaison between landlords, developers, Facilities Services, and Store Operations Maintain strong landlord and stakeholder relationships while driving timely issue resolution Identify real estate needs and opportunities, including fuel expansion and portfolio optimization initiatives Analyze market trends, financial data, and legal requirements to inform strategic real estate decisions Ensure attention to detail in map creation, site analysis, and preparation of executive resource materials What you'll bring... The annual salary range for this position is $70,000.00 - $130,000.00 Additional compensation includes annual or quarterly performance bonuses.
