The Manager of Joint Venture (JV) Management Operations Support will be a member of the JV investments team that consists of real estate investment professionals overseeing and supporting a portfolio of approximately $10Bn in assets under management. As JV Manager, you will be responsible for coordinating the day-to-day operational and administrative support requirements of the JV (financial) management platform.

  • Review joint venture, property and development agreements and maintain program database for contractual terms, commercial requirements, consent requirements and overall compliance standards within governance and standard of care requirements for each JV.
  • Own and organize JV compliance requirements including building or maintaining financial and liquidity forecasting models and establish an administrative process for keeping track of insurance, reporting and other requirements between the GP and LP(s) through partnership with other stakeholder groups.
  • In coordination with the director, prepare and consolidate the annual JV business plans, cash-flow projections, and ongoing budget compliance management.
  • Review and prepare capital call notices and all financial forecasts including reviewing all loan draws and monthly borrowing base models.
  • Track permitting, development and budgets, ROFOs and other requirements for development and stabilized portfolios with various stakeholders including participating in regular cadence discussions with Portfolio Management, Accounting, Design & Construction and Sales for JV projects.
  • Serve as a liaison between the director and internal stakeholder groups and limited partners with respect to specific ad hoc or other operational support requirements or special projects including reviewing and processing consent requests and major decision member approvals.
  • Be prepared to deal quickly with unexpected issues relating to new JV formations, financings, phased development projects, closings, and other varying due diligence requirements.
  • Make decisions based on best judgment and complete understanding of general procedures, company policies, JV agreements and other agreements and outside compliance requirements.
  • Work independently and take the lead in completing responsibilities and the annual calendar deliverables in a timely manner. Must also be able to effectively coordinate and manage multiple due diligence tasks, competing deadlines and operational support requirements as well as to prioritize tasks.
  • Bachelor's degree in business, Accounting, Finance or Real Estate with a record of academic excellence. An advanced degree, certification or training is a plus.
  • 5-8 years of professional experience in a similar role in an institutional setting with preference for direct experience in commercial real estate (REIT or REOC), asset management, pension fund advisor or private equity.
  • A strong work ethic and ability to anticipate obstacles and propose favorable solutions.
  • Able to effectively coordinate and manage multiple assignments as well as to prioritize tasks and efforts.
  • A strong understanding of real estate finance and fundamental concepts, including the ability to create financial and operations reports, build and manage budgeting and forecasting models, and other analyses.
  • Working knowledge or understanding of Yardi, and Excel modeling. Prior experience with Argus is beneficial but not required.
  • A collaborator mentality, strong enthusiasm to learn, and resourcefulness in situations with limited guidance.
  • Proficiency with Microsoft products, especially Excel and PowerPoint.
  • Polished communication skills with concise writing and public speaking/presentation skills are desirable for reporting to the management team and limited partners.
  • The ability to think strategically and ask questions, work with data sets and numbers, and provide thoughtful, detailed analyses.
  • Meticulous organizational skills with the ability to multitask and manage projects to keep teams on track with deliverables.
  • Ability to work in a demanding environment, operate with a keen sense of urgency, and turn in quality work quickly, under strict time constraints.
  • Interest and openness to receiving constructive feedback.
  • Prior experience with Argus is beneficial but not required.
  • Limited travel requirements anticipated but should be willing and able to travel periodically as needed.
