About the position

The Manager of Elevator Operations and Maintenance oversees the maintenance, repair, modernization, and efficient operation of elevators, escalators, and related vertical transportation systems within the organization. This role ensures compliance with safety regulations, industry standards, and contractual agreements while managing the team and budget for elevator operations.

Responsibilities

  • Plan, coordinate, and oversee routine maintenance, inspections, and repairs of elevator systems.
  • Develop and implement preventive maintenance schedules to minimize downtime.
  • Ensure compliance with safety codes, building regulations, and industry standards.
  • Manage contracts with third-party elevator maintenance providers.
  • Conduct vendor evaluations and negotiate service agreements to achieve cost-effective solutions.
  • Monitor vendor performance and adherence to contractual obligations.
  • Supervise and provide leadership to the elevator maintenance team, including hiring, training, and performance evaluations.
  • Ensure staff is adequately trained on safety protocols, repair techniques, and new technologies.
  • Develop and manage the annual budget for elevator operations and maintenance.
  • Monitor expenditures and identify cost-saving opportunities without compromising safety or quality.
  • Recommend and prioritize modernization or replacement projects based on system performance and lifecycle.
  • Conduct safety audits and implement corrective measures for elevator systems.
  • Stay updated on changes to local, state, and federal elevator codes and ensure organizational compliance.
  • Investigate and resolve elevator-related safety concerns or incidents.
  • Maintain accurate records of maintenance activities, inspections, and repairs.
  • Prepare regular reports on system performance, operational issues, and budget utilization for senior management.

Requirements

  • Bachelor's degree in Engineering, Facilities Management, or a related field.
  • Minimum of 5-7 years of experience in elevator maintenance, repair, or operations.
  • Minimum 2-3 years in a managerial or supervisory role.
  • In-depth knowledge of elevator systems, components, and maintenance practices.
  • Familiarity with safety codes and regulatory standards (e.g., ASME A17.1, ADA compliance).
  • Strong leadership, problem-solving, and decision-making abilities.
  • Excellent written and verbal communication skills.
  • Proficiency in maintenance management software and Microsoft Office Suite.

Nice-to-haves

  • Certified Elevator Technician (CET) or equivalent certification (preferred).
