About The Position

We are seeking an experienced real estate professional to join our Construction Department as a Manager, Construction & Tenant Services located in Charlotte/Raleigh, North Carolina. The Manager, Construction & Tenant Services provides a leadership role in the execution of tenant coordination functions including cost estimating, participating in deal review and discussion, design review, and project management. This role will assume responsibility for providing oversight of contract administration, selection and management of consultants, and responsibility for tenant coordination of for the East and Southeast portfolios. This role reports to the Director, Construction & Tenant Services. Requirements

  • Bachelor’s degree. Preferred concentration in Real Estate, Business, Engineering, Architecture, or Construction Management.
  • Experience in commercial tenant coordination, retail design and/or construction.
  • The ability to travel to active projects as needed (approximately 25-50%).
  • Knowledge of building products, construction details and relevant rules, regulations, and quality standards.
  • Understanding all facets of the construction process.
  • Proven proficiency in reading and understanding construction documents, interpreting construction means and methods, and ensuring compliance with building construction and project design criteria.
  • Excellent time and project management skills.
  • Excellent communication and teamwork skills.
  • Clear and concise written, verbal, and graphic presentation skills.

Responsibilities

  • Tenant Coordination: Assist Director in the oversight and administration of tenant coordination activities; maintain communication with tenants and other departments to ensure all parties are properly informed on tenant activities; complete tenant plan review within timelines; and coordinate the performance of any lease required landlord work.
  • Construction & Design: Support the timely processing and resolution of tenant space configurations, design packages, and approval of tenant work; assist Leasing in determining scope of tenant’s work that will achieve acceptable design standards; provide cost estimates with regard to pricing of landlord work for proforma purposes; assist in the development and coordination of design concepts that promote the leaseability and viability of unique tenant programs and spaces; and coordinate the communication and submission of design and construction documents.
  • Contract Administration: Manage owner contracts with consultants and general contractors for the successful completion of tenant coordination activities; assist in maintaining executed lease compliance.
  • Property Sites: Conduct site visits to observe construction progress and provide guidance; travel to active projects as needed.
