The Maintenance I team member is responsible for supporting the physical upkeep and safety of the community by completing routine maintenance tasks, unit turnovers, and preventative maintenance under the supervision of the Property Manager or Maintenance Supervisor. This role helps ensure a secure and well-maintained living environment for residents, visitors, and staff. The individual will conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc. They will document resolutions to all work orders, perform maintenance and repair tasks, and ensure all make-ready repairs and services are completed correctly and on schedule. The role also involves assisting in troubleshooting maintenance problems and making recommendations for correction, as well as assisting in the collection of bids and procurement of outside services and/or vendors for contract or repair work. The team member must remain available to perform work orders and routine, preventative and deferred maintenance tasks, and provide information for work order status reports, documentation of capital improvements and major repairs. They will assist in keeping grounds neat and free of litter, raking, sweeping, and shoveling as circumstances warrant. The role requires awareness of the condition of physical property throughout the community and immediate notification to management of any unsafe conditions. Maintaining accurate records regarding preventive maintenance, work orders, expenditures, apartment make-ready status, and work-in-progress is also essential. The Maintenance I team member will assist in scheduling and performing minor and routine maintenance on all appropriate equipment on a regular basis, inspect and maintain all tools in excellent condition, and inform management of inventory status. They must look out for any safety hazards, including LBP, asbestos, radon, hazardous spills and workplace safety, and notify management immediately if safety hazards exist, maintaining a 'safety first' attitude and ensuring all safety equipment is used consistently and appropriately. Performing work area clean-up and safety related duties is also part of the role.
