About The Position

Barker Management Inc., a leader in Property Management Services since 1972, is seeking a full-time Maintenance Person for their Miramar Gold property in Los Angeles, CA. The company values its employees and emphasizes service-oriented individuals. The Maintenance Person is responsible for coordinating maintenance work schedules, as all service requests are submitted to the rental office, which also coordinates re-rental of vacant units and other maintenance needs. The role involves a wide range of maintenance tasks for a 94-unit family housing property, including responding to service requests, preparing units for re-rental, and general upkeep of the property's interior and exterior. Due to the nature of property management, occasional emergencies are expected.

Requirements

  • Knowledge regarding how to shut-off water and gas meters in all apartments and sewer clean out.
  • Ability to coordinate maintenance work schedules.
  • Ability to maintain written inventory of all supplies and maintenance equipment.
  • Ability to submit daily maintenance logs.
  • Ability to read and understand Barker Management's manual regarding maintenance procedures and policies.

Nice To Haves

  • Prior experience working at a residential property with 20+ units.

Responsibilities

  • Coordinate maintenance work schedules.
  • Walk the property grounds twice a day, once in the early morning and once again in the late afternoon.
  • Complete service requests within a 24-hour period unless there are extenuating circumstances.
  • Perform interior painting.
  • Perform maintenance repair to the building.
  • Perform exterior cleaning, including trash bin areas, stairwell areas, grounds, and parking lot.
  • Have knowledge regarding how to shut-off water and gas meters in all apartments and sewer clean out.
  • Assist in move-in and move-out inspections.
  • Maintain written inventory of all supplies and maintenance equipment, updated on a weekly basis.
  • Keep a list of reserves for replacement items.
  • Submit daily maintenance logs to the manager every Friday.
  • Perform upkeep of the exterior, including replacing glass, replacing lights, replacing screens, and stucco repairs.
  • Prepare vacated units for re-rental, including painting, cleaning appliances, carpet, floors, bathroom, and performing maintenance repair.
  • Conduct monthly unit inspections.
  • Ensure the laundry room is cleaned daily, including trash removal, washing machines, sweeping floors, and washing windows.
  • Read and understand Barker Management's manual regarding maintenance procedures and policies.
  • Respond to occasional emergencies.
