About The Position

Gilead Community Services is seeking a Maintenance-Worker to join our staff. About the position: The hours for this position are M, T, W, Th, F 8a-4p. The Maintenance worker works with the team to provide general maintenance and cleaning of the organization’s buildings and properties, leased and owned.

Requirements

  • 5 years of similar experience
  • High school diploma required.
  • Prior knowledge of the following functional areas: operations and maintenance, , technical training and safety.
  • Requires general knowledge of all phases of property management and construction.
  • Individual must be able to perform each essential duty independently with organizational and time management skills required to ensure ability to perform tasks with minimal supervision.
  • Proficiency working within the Maintenance Request database; accessing requests, modifying records, printing reports.
  • Requires the use of specialized equipment/machines and ability to use both power and hand tools and methods of safe work practices.
  • Must maintain and provide proof of valid driver’s license and automobile insurance in good standing.

Responsibilities

  • Conducts monthly evaluations for necessary repairs of buildings in the areas of cleanliness, safety, and esthetics and confers with supervisor.
  • Evaluates, coordinates and assists in the implementation of safety and maintenance repairs in accordance with the facility licensing, health and safety codes and federal, state and town regulations.
  • Maintain the cleanliness of assigned buildings by consistent and thorough cleaning of all common and/or designated areas – to include bathrooms, work spaces, kitchens, hallways, reception areas, and other areas as directed.
  • On a daily basis, prioritizes electronic work orders for repairs or service as received.
  • Prioritizes all emergency and health and safety work orders.
  • Updates the electronic work order system on a daily basis, including but not limited to, status updates on completion of work order and closing out all completed work orders.
  • Assists in the coordination and oversight of subcontractors as directed.
  • Responsible to complete general building maintenance tasks as directed including installation and removal of window air conditioning units.
  • Completes painting of interior and exterior surfaces, porches, and single room projects as needed.
  • Has a comprehension of HVAC, sprinkler, fire, security systems installed for troubleshooting and maintenance requirements.
  • Completes and assists in overseeing completion of ground maintenance activities such as snow removal, mowing lawns, trimming hedges, removing weeds and raking, and disposing of leaves and refuse.
  • Purchase supplies, materials, equipment and tools.
  • Maintain an inventory of supplies for daily building maintenance.
  • Responsible for the scheduling of regular maintenance of assigned vehicle.
  • Responds to after-hour calls, for evening, weekends, and holidays as needed.
  • Maintains confidentiality in accordance with HIPAA standards.
  • Attends relevant training sessions as indicated.
  • Other duties as assigned.
