About The Position

Primary Purpose: Perform a variety of maintenance and janitorial duties involving light to moderate physical effort. Keep KPHC main clinic and surrounding buildings in clean and orderly condition. Assist with deliveries, purchasing, and inventory control for organization. Essential Duties: Perform a variety of work involving routine andor skilled work in the maintenance of buildings and grounds at KPHC facilities and sites, including but not limited to the following: Perform a variety of skilled work including electrical, mechanical, plumbing, carpentry, painting, and other technical or construction related activities. Perform repairs and maintenance checks to ensure workability and functionality of facilities, systems and system components. Inspect facilities to identify repair or maintenance needs. Ensure safety and security of facilities, including proper opening/closing procedures. Assist with janitorial and landscaping duties when necessary, including cleaning restroom, emptying trash, disinfecting work areas, etc. Use outdoor cleaning/lawn equipment such as pruning equipment, pressure washers, painting tools and surface cleaning equipment. Assist with identifying projects requiring the services of a higher skilled craftsperson. Deliver and receive supplies and equipment and assist with inventory needs of the clinic. Assist with carrying mail, materials and supplies to and from main clinic to the storage and/or other KPHC sites. Ability to drive from one location to the other (using personal car for delivery and mail run.) Monitor and assist in keeping storage areas clean and properly organized. Assist with all reports for inventory control and cost analysis for the department. Bathrooms Clean, scrub and disinfect restrooms. Clean& disinfect Urinals, commodes, sinks, flush valves, faucets, and plumbing fixtures. Clean and disinfect restroom divider walls. Liquid scrub toilets, commodes and sinks. Clean mirrors and metal trim. Metal polish all dispenser and stainless steel items in restroom. Refill toilet paper, toilet seat covers, soap dispenses, paper towels, deodorant spray in all bathrooms. Check to make sure all items are in working order and functioning properly in the restroom. Clinic Rooms and Offices Clean and disinfect exam rooms and lunchroom sinks, tables and cabinets. Remove scuff marks around chairs and exam tables. Damp wipe, and disinfect all horizontal surfaces of desks, tables, counters and chairs. Sweep, dust mop and damp mop stairwells, hallways, and other interior floors as needed. Spot cleans carpets. Damp wipe and disinfect all telephones, handrails and doorknobs, elevators walls and buttons, and waiting room chairs as needed. Damp wipe surfaces to remove spillage and stains as needed. Dust and clean, light fixtures, blinds and other areas. Clean exterior glass in door, door panels and dental clinic picture window daily. Wipe window sills and display shelves as needed. Empty trash receptacles and replace trash liners. Break rooms Disinfect counters, sinks and microwaves. Remove all trash, clean trash receptacles if needed, replace liners. Carpet scrubbing and extraction as needed. Floor stripping and waxing as needed. Power washing main entrance as needed. Keep janitor closets clean and orderly. Regular and reliable on-site attendance is required. Other Duties: Help complete all recurring and preventative maintenance. Must always be aware or personal limitations and refer back to supervisor when licensed contractors are required. Inspects building and other structures to determine functional systems and detect malfunction and needed repair making notes and recommendations. Performs minor electrical maintenance to include but not limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballasts sockets, fuses, minor appliances, cords, etc.) using hand andor power and specialty tools. Performs minor plumbing maintenance )e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, etc.) Performs minor painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints , stains, and varnishes, hanging doors, fitting locks and handles, etc.). Reconfigures, installs, positions, and remounts modular offices and spaces (e.g. furniture, wall panels, work surfaces, storage bins, lighting, file cabinets, etc.) to accommodate user needs and maximize office space using various hand, power, and specialty tools, dollies and hand trucks. Follow label directions to mix and dilute cleaners, disinfectants and stripping agent to ensure proper strength for use. Utility work as directed may include, moving furniture, assisting in distribution of supplies, and performing special cleaning as requested. Pick up and tidy up magazines, newspapers, pamphlets in the waiting room and lunchroom. Maintain supply and equipment inventory as directed. Work closely with Procurement Office to maintain inventory and distribute janitorial and medical supplies. May provide coverage during absences of Groundskeeper and perform related duties as necessary. Relocates parcel deliveries from drop off locations to appropriate departmental locations within buildings and facilities. Pick up and deliver mail on a daily basis and as directed. Performs security checks of buildings and facilities; observes and reports suspicious activities/persons; secures storage rooms interior and exterior doors as directed. Monitors custodial, HVAC, and exterminator service needs. Notifies supervisor of any contract non-compliance issues. Makes recommendations when appropriate. Keep basic records of work performed, timesheets etc. · Observes safe working practices, including maintaining storage areas in a safe condition. · Correct or report any safety or fire hazards. · Other duties as assigned

Requirements

  • Basic knowledge of HVAC, plumbing, and electrical systems
  • Skill in the operation and maintenance of tools and equipment used in custodial, electrical, plumbing, HVAC, carpentry, and painting work.
  • Ability to read and interpret technical manuals and drawings
  • Working knowledge of cleaning techniques and products required
  • Ability to use MS Outlook e-mail and timekeeping software.
  • Must provide proof of automobile insurance and clean drivers abstract.
  • Maintain a valid drivers license
  • High School Diploma or GED
  • At least five (5) years of experience and proficient in at least one of the following areas: electrical, plumbing, HVAC, carpentry.
