About The Position

The Maintenance Worker at Axess Family Services Inc. is responsible for performing routine and extensive preventative maintenance and repair procedures on Family & Community Services, Inc. buildings, mechanical equipment, and utility systems. This full-time position requires a commitment of 40 hours per week, with a pay range of $20.00 to $23.00 per hour. The schedule is determined on a case-by-case basis, and the worker may need to respond to emergency maintenance requests 24 hours a day, 7 days a week.

Requirements

  • Ability to read and comprehend simple instructions, short correspondence, and memos.
  • Ability to write simple correspondence.
  • Ability to effectively communicate information in one-on-one and small group situations.
  • Ability to add, subtract, multiply, and divide.
  • Ability to compute rate, ratio, and percent and interpret miscellaneous drawings and schematics.
  • Ability to work independently and utilize problem-solving skills.
  • Valid Ohio Driver’s License and ability to meet agency requirements for driving insurability.
  • Must meet agency requirements for criminal background check.

Responsibilities

  • Complete all maintenance work order requests as assigned by the Director of Property Management within a 7 business day period.
  • Maintain records of scheduled maintenance procedures and a daily log book of activities to be handed to the Maintenance Supervisor or Manager of Maintenance weekly.
  • Perform minor and major repairs of all buildings and equipment.
  • Conduct preventive maintenance procedures on building mechanical equipment on a scheduled basis; replace filters.
  • Complete daily, weekly, and monthly checklists on building equipment maintenance procedures.
  • Replace broken windows; repair doors, door locks, and closets; install window blinds.
  • Operate a computer that controls and monitors mechanical equipment and utility systems.
  • Install electrical wiring and equipment; replace and repair wiring as needed.
  • Repair electrical equipment and control circuits; replace faulty electrical switches; repair refrigeration equipment.
  • Repair electrical locks and control panels to maintain building security.
  • Install computer cable and phone line wire.
  • Assist with the renovation/remodeling of buildings; repair plaster and drywall; paint building structures.
  • Perform outside custodial duties such as snow removal as required.
  • Obtain estimates for supplies and repair parts; order parts as needed, as directed by the Property & Maintenance Manager.
  • Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees.
  • Ensure compliance of all work-related activities in a fair, ethical, and consistent manner.
  • Assure safety standards comply with all company, local, City, State, and Federal guidelines.
  • Complete payroll time sheet.
  • Comply with agency policies and procedures, COA regulations, federal and state requirements, and educational/certification/registry requirements.
  • Perform other duties as assigned.
