Requirements

  • High School Diploma or GED required.
  • Bachelor's Degree preferred.
  • 7 - 10 years of directly related or closely related experience.
  • 3 - 5 years of Management and/or Supervisory experience.
  • 0 - 3 years of Community Association experience.
  • Knowledge of Microsoft Office products (Word, Excel, Outlook, etc.) at a proficient level.
  • Knowledge of company policies, procedures, and forms at a proficient level.
  • Knowledge of State or local governmental safety requirements.
  • Knowledge of general maintenance requirements, including documentation and safety.
  • Knowledge of electrical and plumbing codes and maintenance requirements.
  • Knowledge of HVAC, including codes and maintenance requirements.
  • Knowledge of OSHA worksite and personal safety requirements.
  • Confidentiality and discretion in the performance of all duties and responsibilities.
  • Time management and time critical prioritization skills.

Responsibilities

  • Perform day-to-day maintenance and minor repairs for the property, common areas, and other facilities.
  • Complete checklists/work orders timely and in order of priority as determined by the Community Manager.
  • Regularly walk the property to pick up/remove trash and loose debris, replace full trash receptacles, and check pet waste stations.
  • Perform seasonal duties and general maintenance relating to Common Grounds, Parking Area, Entrance Gazebo area, and Pool area.
  • Maintain the Office Building area by replacing light bulbs and performing general maintenance.
  • Properly winterize all exterior common area plumbing.
  • Check/perform needed repairs/maintenance to crawlspace areas under all buildings.
  • Store pool furniture for off-season, power wash, inventory, and place all pool furniture for the start of the in-season.
  • Snow-blow and/or shovel snow & apply ice melt to sidewalks and entryways.
  • Power wash pool deck areas for the season and spot power wash through the pool season as needed.
  • Clear street drains throughout the community as needed.
  • Assist with property inspections and periodic night light inspections.
  • Analyze day-to-day maintenance needs and report findings to the Community Manager.
  • Recommend preventive maintenance programs and/or schedules.
  • Keep the maintenance shop/office areas organized and cleaned.
  • Report any/all problems to the Community Manager.
  • Perform other duties as assigned.
