About The Position

We are seeking a maintenance worker to assist the superintendent in maintaining the physical integrity of the property. This involves ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The maintenance worker will carry out assigned duties in a safe manner and other duties as requested by the Superintendent.

Requirements

  • High School Graduate or G.E.D.
  • Proficient knowledge of carpentry, building maintenance, and safe operation of tools.
  • 3 years’ experience in general building maintenance.
  • Excellent problem solving and conflict resolution skills.
  • Ability to work with people of different income levels and ethnic backgrounds.
  • Excellent communication and interpersonal skills.
  • Physical strength to lift cleaning materials and heavy equipment.
  • Interpersonal skills for interacting with building occupants and staff.

Nice To Haves

  • FDNY certificates of fitness for operating a low-pressure boiler and residential sprinkler systems.

Responsibilities

  • Possess a variety of skills encompassing most of the construction trades.
  • Perform plumbing tasks including repair, replacement or installation of faucets, pipes, toilets, and appliances.
  • Troubleshoot and repair electrical issues including power switches, fuses, and ceiling lights.
  • Repair drywall/plaster and perform minor touch-ups and painting.
  • Repair, replace or install major household appliances.
  • Maintain grounds including mowing, trimming, and cleaning.
  • Perform cleaning and housekeeping in shared community locations.
  • Conduct snow removal and lay down rock salt on icy surfaces.
  • Provide customer service and maintain professional correspondence with renters.
  • Manage time effectively to complete maintenance requests in a timely manner.
  • Document and record all work, purchases, and inspections.
  • Respond to emergencies as needed, including nights and weekends.
  • Prioritize work to minimize vacancy loss and prevent property damage.
  • Maintain inventory control of spare parts and supplies.
  • Inspect and maintain mechanical systems such as boilers and pumps.
