About The Position

We are seeking a maintenance worker to assist the superintendent in maintaining the physical integrity of the property. This involves ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The maintenance worker will carry out assigned duties in a safe manner and other duties as requested by the Superintendent.

Requirements

  • High School Graduate or G.E.D.
  • Proficient knowledge of carpentry and building maintenance.
  • Safe operation of basic hand and power tools.
  • Knowledge of oil burner systems, heating and ventilation systems, and electrical systems.
  • Physical strength to lift cleaning materials and heavy equipment.
  • Physical stamina for being on their feet all day.
  • Excellent problem solving and conflict resolution skills.
  • Experience working with diverse populations.
  • Excellent communication and interpersonal skills.
  • 3 years’ experience in general building maintenance.

Nice To Haves

  • FDNY certificates of fitness for operating a low-pressure boiler.
  • Experience with residential sprinkler systems.

Responsibilities

  • Possess a variety of skills encompassing most of the construction trades.
  • Perform plumbing repairs, replacements, or installations.
  • Troubleshoot and repair electrical issues.
  • Repair drywall and plaster.
  • Perform painting touch-ups and new coats of paint.
  • Repair, replace, or install major household appliances.
  • Maintain grounds including mowing, trimming, and cleaning.
  • Perform cleaning and housekeeping in shared community locations.
  • Conduct snow removal and ice prevention.
  • Provide customer service to renters and vendors.
  • Maintain an organized scheduling and tracking system for maintenance requests.
  • Represent the company professionally.
  • Document and record all work and related items.
  • Respond to emergencies as needed.
  • Prioritize work to minimize vacancy loss and property damage.
  • Control inventory of spare parts and supplies.
  • Inspect and maintain mechanical systems.
