The position involves performing routine and specific maintenance services, which may include grounds work. The essential functions include general maintenance and repair to facility and equipment, which may involve plumbing, carpentry, painting, and mechanical equipment repair or similar tasks. The individual will act as a back-up for the call person in case of emergency and must respond timely and appropriately. Safe handling of all equipment is crucial to prevent accidents, and the individual must demonstrate a good working knowledge of tools and their safe use. The ability to operate a variety of hand and power tools in a safe and effective manner is required. Following a preventive maintenance schedule and completing reports as requested is also part of the job. The individual will inspect and maintain emergency power equipment, test/start the generator weekly, and maintain equipment. Additionally, they will inspect and maintain the fire alarm system, including testing the system, fire doors, audible alarms, visible alarms (lights), and smoke detectors, recording data on appropriate forms as required by state or facility regulations. Monthly checks on the condition and readiness of extinguishers and the inspection and maintenance of the lighting system throughout the facility are also required. The plumbing system must be inspected and maintained, with responsibilities including replacing or repairing faucets, toilet stools, urinals, traps, drains, basins, and bathtubs as needed. Repairing or refinishing furniture in rooms, offices, and the dining room as needed is also part of the role. Other functions and tasks may be assigned as necessary.
