About The Position

The Maintenance Technician at ABM Industries is responsible for performing preventive and reactive maintenance repairs on various equipment and systems, including mechanical, plumbing, electrical, HVAC, and instrumentation. This role ensures that all equipment and facilities are maintained to a high standard, responds to emergency situations, and assists in maintaining a safe and efficient work environment.

Requirements

• A minimum of 2-3 years experience in general maintenance.
• Experience with electrical and HVAC systems is a plus.
• Computer skills to interact with computerized systems in place.
• Certification meeting OSHA ACM awareness training requirements.

Responsibilities

• Complete assigned preventive maintenance and reactive maintenance repairs.
• Respond to spills and other emergency situations, performing necessary tasks.
• Assist in emergencies as needed.
• Ensure vacated apartments are restored to 'make ready' status in a timely manner.
• Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closet doors, mini-blinds, ceiling fans, and lights.
• Change A/C filters and perform preventive maintenance on units.
• Make new keys when requested and replace vacancy locks as applicable.
• Assist with snow and ice removal.
• Coordinate parts, supplies, and equipment from local vendors and inventory.
• Perform basic repair and maintenance of HVAC, electrical, and plumbing equipment and systems.
• Record all pertinent data in building logbooks and make appropriate daily entries.
