About The Position

We are seeking a maintenance worker to assist the superintendent in maintaining the physical integrity of the property. This involves ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The maintenance worker will carry out assigned duties in a safe manner and other duties as requested by the Superintendent.

Requirements

  • High School Graduate or G.E.D.
  • Proficient knowledge of carpentry and building maintenance.
  • Safe operation of basic hand and power tools.
  • Knowledge of oil burner systems, heating and ventilation systems, and electrical systems.
  • 3 years’ experience in general building maintenance.
  • Excellent problem solving and conflict resolution skills.
  • Experience working with diverse populations.
  • Excellent communication and interpersonal skills.

Responsibilities

  • Possess a variety of skills encompassing most of the construction trades.
  • Perform plumbing tasks including repair, replacement, or installation of faucets, pipes, toilets, and other plumbing fixtures.
  • Troubleshoot and repair electrical issues including power switches, fuses, and ceiling lights.
  • Repair drywall and plaster, filling in small holes and dings.
  • Perform painting tasks including touch-ups and new coats of paint.
  • Repair, replace, or install major household appliances.
  • Conduct ground keeping tasks such as mowing grass and trimming trees.
  • Maintain cleanliness in shared community locations.
  • Provide professional customer service to renters and vendors.
  • Maintain an organized scheduling and tracking system for maintenance requests.
  • Represent the company professionally in appearance and service.
  • Document and record all work and related items in a timely manner.
  • Respond to emergencies as needed, including nights and weekends.
  • Prioritize work to minimize vacancy loss and prevent property damage.
  • Control inventory levels of spare parts and supplies.
  • Inspect and maintain mechanical systems such as boilers and pumps.
