About The Position

The position involves a variety of maintenance tasks and responsibilities aimed at ensuring the upkeep and functionality of residential properties. The role requires effective communication with coworkers, vendors, and residents, as well as a positive attitude and a desire to lead by example. The candidate must be organized, able to prioritize tasks, and work both independently and as part of a team. Responsibilities include timely completion of service requests, maintenance of common areas, and preparation of vacant apartments for leasing.

Responsibilities

  • Professionally communicate with coworkers, vendors, and residents
  • Maintain a positive attitude and lead by example
  • Work independently and as a team member
  • Organize and prioritize tasks effectively
  • Identify and report issues involving employees, property, or residents to management
  • Complete service requests in occupied apartments in a timely manner
  • Maintain common hallways and community room areas
  • Prepare vacant apartments for leasing
  • Remove trash and debris from vacant units and assist with evictions
  • Repair or replace window glass and screens
  • Paint and/or touch up paint as needed
  • Perform carpentry tasks including repairing/replacing drywall, doors, trim molding, cabinets, countertops, and tile work
  • Conduct basic electrical work including replacing light switches, receptacles, and installing light fixtures
  • Perform basic appliance repairs including replacing stove burners, refrigerator thermostats, and washer/dryer repairs
  • Conduct basic plumbing work including repairing faucets, tubs, and unclogging drains
  • Perform HVAC repairs and troubleshooting
  • Maintain operable exterior and common area lighting
  • Remove ice and snow from walkways and drives for safety
  • Perform general grounds duties including landscaping and maintenance
  • Complete routine preventative maintenance on machines and tools
  • Fulfill work required by municipalities and building inspectors
  • Perform after-hours on-call services for maintenance emergencies
  • Work overtime when needed
  • Lift up to 50 lbs. and climb ladders as required
  • Assist Supervisor/Manager/Area Director with other tasks as needed
