About The Position

Apartment Maintenance Technician Gaines Investment Trust is seeking a full-time Maintenance Technician to join our Apartments Team. Estancia Apartments (294 units) 7705 South Mingo Road Tulsa, OK 74133 www.EstanciaTulsaApartments.com Compensation: $18.00 – $22.00 per hour, based on experience, plus monthly performance bonuses What You’ll Do • Complete routine and corrective maintenance in apartment homes and common areas, including basic plumbing, electrical, HVAC, appliance repair, and carpentry • Respond to service requests in a timely, professional, and resident-focused manner • Assist with apartment turns, including painting, repairs, and general preparation for new move-ins • Perform preventative maintenance and routine inspections • Maintain the appearance of the community by assisting with grounds and common area upkeep • Participate in the on-call rotation for after-hours maintenance emergencies • Communicate effectively with residents, office staff, and supervisors What We’re Looking For • Minimum of 2 years of maintenance experience • Prior multifamily maintenance experience preferred • Hands-on experience in maintenance, construction, facilities, HVAC, or mechanical work • EPA certification preferred • Ability to follow directions and work independently • Ability to lift, carry, climb stairs, and work both indoors and outdoors • Strong work ethic, reliability, and communication skills • Valid driver’s license and reliable transportation • Ability to commute within 20–30 minutes of the property Benefits We Offer • Rent discount • Career development and training opportunities • Paid time off, paid holidays, and a floating holiday • Medical, dental, and vision insurance • 401(k) with company match • Optional short-term disability insurance • Optional long-term disability insurance • Optional AD&D insurance • FSA & HSA • Pet insurance • Employee Assistance Program Why Work for Gaines Investment Trust At Gaines Investment Trust, we invest in more than real estate—we invest in people. Requirements

Minimum of 2 years of maintenance experience
Hands-on experience in maintenance, construction, facilities, HVAC, or mechanical work
Ability to follow directions and work independently
