About The Position

Are you a hands-on professional with strong problem-solving skills and a commitment to customer service? We're looking for a Maintenance Technician to join our team and help ensure our properties remain safe, attractive, and fully operational for our residents. This role requires technical expertise, excellent communication, and a professional demeanor while building positive relationships with residents, fellow associates, vendors, and contractors.

Requirements

  • EPA Certification, Type I and II.
  • Valid driver's license and current automobile insurance.
  • Other licenses and certifications as required by state and federal law.
  • Ability to work any day of the week, 52 weeks per year, including overtime and on-call shifts.
  • Strong verbal communication, customer service, and interpersonal skills.
  • Ability to operate general maintenance equipment and tools safely.
  • Ability to transport or move up to 50 pounds.
  • Mobility and flexibility to use ladders and access confined spaces or heights over nine feet.
  • Ability to work outdoors in extreme temperatures (above 90°F or below 32°F).
  • Perform hands-on maintenance repairs while ensuring safety for self, residents, and fellow associates.
  • Furnish personal tools and vehicle to perform daily tasks around the property.
  • Operate general maintenance equipment including hand tools, power tools, ladders, motors, pumps, compressors, pool chemicals, and safety equipment.
  • Wear company-specified maintenance uniforms and safety equipment as required.

Responsibilities

  • Diagnose and repair major appliances, HVAC systems (EPA Certification required), basic to intermediate plumbing, basic to intermediate electrical work (where no license is required), sheetrock, general carpentry, pool care (if applicable), roof and gutter repairs, wallpaper/painting, foundation and sidewalk repairs, irrigation systems, landscaping, and ice/snow removal.
  • Work under the guidance of the Maintenance Lead to prioritize and complete service requests in a timely manner.
  • Assist with turnkey operations to prepare vacant units for rent-ready status.
  • Maintain effective preventative maintenance programs to preserve property condition and reduce liabilities.
  • Inspect grounds, buildings, and other property features to ensure safety and minimize risk.
  • Assist the Maintenance Lead with budget adherence, obtaining competitive bids, and purchasing supplies through standard procedures.
  • Monitor inventory levels of parts and supplies to ensure adequate stock.
  • Participate in company meetings and technical training programs to maintain personal and professional skills.
  • Maintain accurate records of service requests, repairs, and maintenance activities.
  • Communicate effectively with residents, fellow associates, vendors, and supervisors.
  • Ensure a high level of customer service and maintain excellent curb appeal at all times.
  • Assist in teaching safe work practices to staff and promoting a culture of safety.
