About The Position

The MAINTENANCE TECHNICIAN (MT) is responsible for, but not limited to, assisting in the maintenance operations of a community or set of communities and ensuring they are run in an organized and efficient manner to meet TRIO standards. The MT must have a basic understanding of mechanical and electrical systems. The MTI will be working alongside residents and other property staff thus strong communication skills, positive attitude, and professionalism are a priority. Experience with painting and cleaning required, basic electrical and plumbing experience preferred. 40 hours per week, some emergency/on-call work as required. Requirements

  • One or more years of hands-on maintenance experience in areas such as plumbing, electrical, carpentry and HVAC.
  • Highschool diploma or equivalent required.
  • Must be able to lift and work with heavy equipment.
  • Basic computer knowledge is preferred.
  • Basic use of Property Management System will be expected
  • Possible need (20% to 25% of the time) to utilize personal transportation to inspect apartment communities and surrounding neighborhood, make trips to home improvement stores and visit the corporate office.
  • Occasional use of golf cart may be necessary.
  • Must have valid driver's license and automobile insurance.

Nice To Haves

  • Trade and/or technical school training, is beneficial.
  • EPA, CPO, HVAC and CFC certifications, is beneficial.

Responsibilities

  • Perform repairs such as appliances, carpentry, hardware accessories, masonry, painting, as well as basic electrical, plumbing, and HVAC.
  • Help prepare empty apartments to be ready for next round of resident move-ins.
  • Complete inspections for make readies upon request.
  • Assist with vendor access to apartment homes and inspections.
  • Performs service requests in a prompt, courteous and efficient manner.
  • General cleaning of the property, management office and landscaping this includes inspecting property grounds each morning and picking up any trash and littering.
  • Keep mail rooms clean.
  • Pick up trash, sweep floors, remove dated notices from bulletin boards, etc.
  • Clean common areas and grounds as necessary.
  • The Maintenance Technician must be willing to work some evening, weekend and on-call shifts as necessary.
  • Available to assist MTII and Maintenance Supervisors in absence.
  • Understands and complies with Fair Housing laws and standards.
