Job Overview: Reporting to the Property Manager, the Maintenance Technician is responsible for maintaining the interior, exterior, and systems of the apartment community. This includes repairs, preventive maintenance, and ensuring a safe, clean, and well-functioning property. The technician must supply their own basic tools.

Requirements

• High school diploma or equivalent.
• At least 1 year of related maintenance experience (multifamily preferred).
• Knowledge of basic electrical, plumbing, HVAC, and appliance repair.
• Ability to lift 50 lbs., climb ladders, and perform physical work.
• Valid driver’s license, insurance, clean record, and reliable transportation.
• Must own basic hand tools.

Nice To Haves

• HVAC certification preferred.

Responsibilities

• Respond to resident maintenance requests in apartments.
• Install and repair appliances, HVAC units, plumbing, and basic electrical systems.
• Perform preventive maintenance (filters, condensate lines, chimneys, etc.).
• Complete turnover maintenance for vacant units, including painting and cleaning.
• Inspect property (vacant units, roofs, parking lots, lights, grounds) and report issues to the Property Manager.
• Maintain grounds, remove bulk trash, and handle snow removal (except where contracted).
• Assist Property Manager with subcontractors, evictions, and occasional court testimony.
• Maintain organized shop and complete purchase orders for supplies.
• Ensure compliance with fair housing and safety regulations.
• Provide 24/7 on-call emergency response.
